Abilene offers peace and quiet
Situated about 20 miles east of the Alabama border, the country community of Abilene is what most people picture when they hear “rural Georgia.” Main roads pass country pastures, ranch-style homes and barns sit on big plots of land and farms, quiet and total absence of commercial activity are big selling points. There are a few lakes in the area and some waterfront homes have back patios and docks, giving them the feel of a permanent lake house vacation. For homebuyers who want a lakefront property or a country farmhouse, Abilene is rustic Georgia at its best. “We have a very nice rural area out here. People are very friendly. It’s very much the Southern hospitality type of feel,” says Kristi Navarre, a Realtor with Re/Max Pure, who has lived in the area all her life. “Downtown Carrollton is not far away and it’s very vibrant, so there’s everything you need close by. It’s a great place to live and a great place to raise a family.”
Abilene homes are established in the rather untouched natural tree landscape of the area.

Abilene’s curb appeal
Abilene offers everything from vintage split-levels to contemporary homes with two-car garages. Some rural properties span dozens of acres, with barns and dirt driveways. In other areas, craftsman-style homes with paved driveways are right next to each other on cul-de-sac streets. Most houses range from $300,000 to $600,000, but custom lakefront homes can cost up to $1 million.
Abilene has an overall crime score of 2 out of 10, according to CAP Index Crime Score. That’s significantly lower than the national average of four. “There are no businesses or anything out there. It’s all rural,” says Jennifer Oakes, a Realtor with Southern Homes and Land Realty. “It’s a good place for peace and quiet. That’s its appeal.”

Students attend well-ranked Carroll County Schools
Abilene is served by Carroll County Schools. The district is No. 13 in the entire state of Georgia and highly rated with an A grade from Niche. Students may attend Sharp Creek Elementary (rated A-minus), Bay Springs Middle (rated A-minus) and Villa Rica High (rated B-plus). The high school offers two dozen organizations students can join, ranging from drama to Spanish clubs.

Residents hop on Interstate 20 East to get to downtown Atlanta
Carrollton is 6 miles away via Highway 113 South and North Park Street. It has the area’s closest hospital, Tanner Medical Center/Carrollton, a 181-bed facility on Dixie Street. “Locals don’t call it Abilene. They just call it Carrollton. Welcome to rural America,” Oakes joked.
By way of Interstate 20 East, residents are 44 miles from downtown Atlanta and 52 miles from the Hartsfield-Jackson Atlanta International Airport. “We can easily get to city,” Navarre says. “We go and see the Braves games and then we come back home and enjoy a more rural area.”

Locals head to Carrollton for shopping and dining
Part of Abilene’s appeal is how quiet and remote it is. Locals can grab the basics at the Neighborhood Grocery Hotspot on Shady Grove Road. However, a much larger selection of retail options is just six miles south in Carrollton. McIntosh Plaza shopping mall has a Belk department store and a Target. There are several grocery stores in the city including Kroger, Aldi and Publix. For eating out, there are plenty of chain restaurants like Chick-fil-A and Ruby Tuesday, as well as independent eateries. Brown Dog Eatery is a local favorite for Southern comfort foods.
Ten miles east in the Villa Rica area, residents can sample the selection at Little Vine Vineyards & Winery or dine waterside with friends at Dockside Marina Restaurant & Bar, where patrons can sip a bay breeze and snack on peel-and-eat shrimp as the sun sets.

Locals enjoy the outdoors at Little Tallapoosa Park
Nature lovers will appreciate Little Tallapoosa Park on Highway 113, a massive 330-acre green space with a lake and a pond that make it a popular spot for fishing. Joggers and bikers use the 2-mile paved pathway and hikers can traverse 9 miles of trails through the woods. There’s also a splash park for cooling off in the summertime.
Kids play baseball and softball up the road at the Villa Rica Civic Center and Sports Complex, which also has a playground area. And there’s an 18-mile green belt that surrounds the city of Carrollton.
