Where suburbia meets farmland in the deep East Bay
In Brentwood Villages, suburban subdivisions extend out to the wide-open fields, farms and cherry orchards of Contra Costa County. The neighborhood features spacious, contemporary homes, public parks and a shopping plaza, but the countryside is so close that it feels almost rural. It’s also relatively affordable for the area, says local Realtor Brian Sharp of Sharp Realty, a longtime Brentwood resident. “It’s one of the cheaper neighborhoods in town. The location is great, with schools, parks and shopping. It has easy access to get out of town to the south,” Sharp says.
Contemporary homes built in the last 30 years
Brentwood Villages is made up of several planned subdivisions built between the 1990s and the early 2000s. Contemporary style homes with red-tiled rooftops and stucco walls are the most common home design here and typically range from about 1,200 square feet to 3,000 square feet. Homes stand along wide residential streets lined with sidewalks, manicured lawns and trees. “The lots tend to be smaller than average, which is a benefit to some people,” says Sharp, who was born and raised in the area. Lots are usually between 3,000 and 5,000 square feet, offering enough lawn space for gardening and landscaping without too much upkeep. Prices range from $650,000 to $800,000. “Because it’s the lower end of the price range, they will sell a little quicker,” Sharp says.

Walk to community parks and the local farmer’s market
The neighborhood has sidewalks on every street, making it easy to get around on foot. Walnut Park is the largest park in the neighborhood and has a playground and plenty of grassy space for a picnic or a game of catch. Residents also walk up to First Street for Brentwood’s weekly farmers’ market. “A lot of local farmers bring their goods in,” Sharp says. The farmers’ market is held on Saturdays year-round and is full of dozens of vendors. Just south of the community, there are more than a few “U-pick” cherry orchards where people can fill up a basket full of fresh cherries, picked straight off the branch.

Shopping and dining close to home
Shopping, dining and entertainment is found along Brentwood Avenue and Balfour Road. Coffeehouses like Dutch Bros Coffee and Brentwood Café are busy during the morning rush, while well-established eateries like El Gallito and Amici Pizza Kitchen offer lunch and dinner options. For everyday essentials and groceries, there’s a FoodMaxx and Walgreens. Locals can grab a lane at Bowlero Brentwood, a classic bowling alley and arcade.

Highly rated public schools
Kids attend schools in the Brentwood Union School District, starting at Garin Elementary, which has a B-plus overall rating on Niche. Garin has an active PTA, that’s behind activities like a Halloween parade on the school grounds. Students can move on to Edna Hill Middle, which also has a B-plus rating, before advancing to A-minus-rated Liberty High School. Liberty High offers specialized academies for students, including one focused on public art and design, one on health careers and another on teaching and learning careers.
Liberty High School is the home for high school students from the Brentwood Villages.
Edna Hill Middle School is where children of Brentwood Villages attend the middle school.

Getting around the East Bay
One of the advantages of Brentwood Villages’ location is its convenience for commuters. State Route 4 is about 3 miles away and offers a connection to other nearby cities like Livermore, Pleasanton and Dublin. Brentwood Villages is about 47 miles east of Oakland and 55 miles east of San Francisco.
