Brice Prairie has large lots and scenic views of Lake Onalaska
Brice Prairie is a sprawling peninsula with long, flat grasslands, scenic views and spacious yards, bordered by Lake Onalaska and the Black River. "In La Crosse County, in general, finding land to build on can be a challenge," says Brandon Haugen, a Realtor with Re/Max Results who has 21 years of experience selling in the area. "In Brice Prairie, though, it's nice to have space to build on as opposed to city lots that are a quarter-acre large." Only two roads connect the neighborhood to the rest of the county, giving Brice Prairie an air of seclusion, privacy and remoteness, as well as natural surroundings and uninterrupted views of the lake and corn fields.

Homes from the 1950s through 2000s, most with an acre of land
Bi-levels, split-levels and ranch-style homes from the 1960s through 1980s make up most of Brice Prairie, with prices ranging from $265,000 to $450,000. There are also a handful of homes built between 1990 and 2000, when the area saw an almost 80% growth in population, according to U.S. census information. These homes are more expensive, selling for up to $520,000. The median lot size is about 1.3 acres, and according to Haugen, "The whole Brice Prairie neighborhood in general has larger platted lots with a minimum of about half an acre. People like having a little more space with their own private well and septic system." Houses don't come on the market often, but plots of land sell between $70,000 and $85,000, usually after only 5 days from listing.

Bike trails, boat launches and a canoe trail along the water
The Black River twists and winds around Brice Prairie's northern end. Canoers and kayakers take off from Lytle's Landing on the Black River, which empties into Lake Onalaska. Great River State Bike Trail is a 24-mile-long multi-use trail that goes through the neighborhood and over the Black River. Biking, walking and horseback riding are permitted on trail, which was converted from an abandoned rail bed. Lake Onalaska borders the neighborhood to the south, and residents can launch boats onto the river or fish from Fred Funk Boat Landing or Mosey Landing. "People like the proximity to the lake in Brice Prairie," Haugen says.
