Set on a peninsula in the south Bronx, Clason Point enjoys an air of seclusion that separates it from the urban buzz of the city. It’s wrapped by the Bronx River, East River and Westchester Creek, granting residents a surplus of waterfront parks and real estate. Clason Point has had many iterations over the years, from swamps and farmland to a resort and amusement park area in the early 1900s. Today, there’s a year-round community, many of whom have Hispanic- or Latin-American roots. The neighborhood isn’t very busy—partially because there’s no subway—but noise levels can get high due to air traffic flying in and out of LaGuardia International Airport, just across the river. Locals tolerate the hum in exchange for relatively low housing prices. As an added bonus—and making up for the lack of subways—the neighborhood has ferry service to Manhattan.

Homebuyers find price relief and a diverse housing stock

Though Clason Point is small, the type of housing is quite varied. Nearly 60 percent of locals rent apartments. Homebuyers will find single-family Craftsman cottages or ranches for $360,000 to $655,000, or the occasional Millennium mansion for between $900,000 and $1.3 million. Attached or semi-attached townhouses range from $575,000 to $850,000, while multifamily rowhouses range from $565,000 to $1.1 million. At the peninsula’s southernmost tip, Harding Park is a sub-neighborhood mostly occupied by a private community called Shorehaven. The complex has 744 condo units, priced from $349,000 and $575,000, and 155 two-family homes, with prices reaching as high as $825,000. There’s also a large clubhouse with a pool, fitness center, playground, athletic courts and private riverfront esplanade with Manhattan skyline views. Several low-income NYCHA housing complexes surround the neighborhood: Soundview Houses to the west, Monroe Houses to the north and Castle Hill Houses to the east.

Residents can eat locally or shop just outside the neighborhood

Clason Point is almost entirely residential, but a few businesses and eateries can be found along Soundview Avenue. There are numerous bodegas, a hardware store, nail salon, laundromat and Family Dollar. Food Universe Marketplace is the largest grocery store, but Okodieba African Market is beloved by the community, too. There’s a ShopRite immediately north in Soundview, alongside the Shops at Bruckner, with Marshalls, Old Navy and more. Numerous fast food chains are nearby. In Clason Point, Maravillas serves authentic Ecuadorian food, Fuggedaboutit is a popular pizzeria, and Lechonera El Sazon Criollo offers Puerto Rican fare.

Waterfront parks wrap Clason Point’s shoreline

Near Shorehaven, Clason Point Park has winding paths with benches, rocks where people fish and a ferry terminal with a small parking lot. The public Shore Haven Bike Path traces its namesake complex along the river. Families also enjoy the playground, chess tables and basketball courts at Harding Park, plus the community garden a few blocks away. Along the Bronx River, the 205-acre Soundview Park is a neighborhood gem. Locals gather at the natural amphitheater for performances and movie screenings. There’s plenty of foliage, grassy lawns, waterfront paths, a dog run and multiple athletic facilities, including a track and turf field. Every year, the park hosts a free arts and music festival. To the east, Pugsley Creek Park is largely untouched marshes and wetlands.

Ferry service to Manhattan, buses to nearby subway stops and several highways

Residents can take two buses a mile north to access the 6 express train. The Soundview ferry is a big perk, connecting commuters to Manhattan with increased service on weekdays. It takes roughly 30 minutes to reach Midtown and 50 minutes to reach Pier 11 in the Financial District. Drivers can access I-278, which connects to the Bronx Parkway, two blocks north. Several other highways—I-95, I-295, I-678 and I-695—converge two miles east.

High crime rates in vital categories

According to the CAP Index, crime in Clason Point is on par with the national score, but the neighborhood has high rates for homicide, sexual assault, assault with weapon and robbery.

Students start in Clason Point before graduating to nearby schools

The C-rated P.S. 69 The New Visions School is the neighborhood’s only public elementary school. Parents may also send their children to Holy Cross Elementary School, a private Catholic school serving prekindergartners through eighth graders. Just north in Soundview, J.H.S. 131 Albert Einstein middle school earns a B-minus from Niche. In Castle Hill, the B-rated Bronx Compass High School has a program that connects students to paid summer internships.
