The small, quiet neighborhood of Laconia is a pocket of East Bronx characterized by its established brick housing that offers a more spread-out nature than many other neighborhoods in the northern part of the city. “Laconia is pretty strictly residential,” says Miriam Rosa, a local real estate broker with Metro Star Realty. “When I’m driving through there, it’s definitely quieter because it's residential. There aren’t many people on the street because once they’re home, they’re home.” Rosa emphasizes that the peacefulness, paired with access to schools and transportation, makes Laconia an appealing neighborhood for families, and for anyone looking for a little more breathing room in New York City.

Laconia’s residential streets are neatly lined with narrow, single-family homes and townhouses, many with red brick facades. Most have small yards and garages, allowing for even more space between neighbors. Rosa says a majority of the neighborhood is made up of one- to three-family homes, though a few apartment complexes are sprinkled in between. Rowhouses may price between the mid $400,000s to the mid $800,000s, while single-family homes can cost from $445,000 to up to $1.6 million. The residential nature of the neighborhood adds to its safety: Laconia has a 4 out of possible 10 CAP Index Crime Score, and only a 1 out of 10 for burglary, much less than the national average of 4.

Pocket parks like Allerton Playground offer a natural respite
Plenty of pocket parks are strewn around the neighborhood, creating a green respite among the established brick buildings and homes. Allerton Playground not only features play structures for kids, but also has a track for walking and running, and courts for basketball, handball and bocce ball. Two blocks north, Eastchester Playground provides additional play facilities as well as open fields for recreation. Located centrally in the neighborhood, the Eastchester tract is also home to the Eastchester Gardens Community Center, which hosts a variety of kids and adult programs, from dancing to open gym hours. South of the neighborhood, the Pelham Parkway offers a stretch of natural space with trails that hug the roadway of the same name. Strong academics in District No. 11
Students in Laconia are zoned to attend schools within the New York City Geographic District No. 11. Prekindergarten through fifth graders may begin their education at P.S. 121-Throop before advancing to J.H.S. 144 Michelangelo. Both schools earn a B grade from Niche with top marks in teachers and diversity. The Bronx Lab School is located just west of the neighborhood. Though quieter and more spaced out than neighboring Bronx enclaves, Laconia still offers easy access to transportation, helping residents take the 15-mile commute to Midtown Manhattan. The 5 line serves the Gun Hill Road subway station, while buses frequent the bus stops clustered around the station. Major thoroughfares include U.S. Route 1 and Allerton Avenue, though Laconia is also sandwiched between Interstate 95 to the east and the Bronx River Parkway to the west.

Grocery options include Foodtown of Allerton Avenue and multiple Fine Fare Supermarket locations. For bigger retail names, residents can head to The Mall at Bay Plaza, less than two miles west. The shopping mall features big-box retailers like DSW and Sephora as well as department stores such as Marshall’s and Burlington.
