A predominantly residential neighborhood with a large Latino community
Longwood is a vibrant, growing community, with predominantly residential, house-lined streets. According to the New York Department of Health, Longwood is one of 24 NYC neighborhoods considered low-income in 1990, and after seeing higher median rent growth over the past 20 years, is now one of 17 neighborhoods that is rapidly gentrifying. Window signage, often on display in local mom-and-pop shops, is in both Spanish and English, catering to its 76% Latino population. 29% of residents live in poverty, compared with 20% of NYC residents. “People who move into this neighborhood are banking on the fact that it will continue to improve over time,” says Walter Sarmiento, a licensed broker at RE/MAX Distinguished Homes & Properties, who has sold over 500 residential properties across the Bronx. “People are used to it. They know they have to be home by a certain time and where to *not* park the car. But this is something homebuyers have to consider when moving into all South Bronx neighborhoods.”

More square feet than other Bronx neighborhoods
The real estate in Long Wood is mainly composed of renovated prewar multi-family homes peppered with one-bedroom co-ops throughout. The Longwood Historic District – three square blocks located south of Longwood Avenue – is primarily made up of semi-detached row houses, most of which were designed by Warren C. Dickerson. Because the neighborhood is less than 1 square mile, what’s actually available is limited. While inventory is low, space is plentiful. “Most Bronx 1-bedrooms have between 800 to 1,000 square feet,” says Walter Sarmiento licensed broker at RE/MAX Distinguished Homes & Properties, who has sold over 500 residential properties across the Bronx. “Longwood 1-bedrooms have between 1,500 and 1,600 square feet. Across the board, housing here is more spacious.” A 1910s three-family home in the historic district with an unfinished basement starts at $700,000, while a renovated 1930s 1-bedroom co-op starts at $135,000. For buyers looking to develop, there are occasionally plots of land big enough to build a multi-family starting at $2 million.

When locals want a bite to eat without leaving the neighborhood, there are a few eat-in and take-out joints on Prospect Avenue and 163rd Street, including straight-forward Puerto Rican joint Margarita’s. Tacos El Pachi 2 is a food truck that always has a long line, which is a testament to just how good their tacos are. Johnson Bar-B-Q, is a soul food spot that has been family-operated since 1954. They’re known for their chicken sandwiches, rib dinners and famous, in-house-made sweet vinegar mustard sauce. Prospect Coffee Shop is an old-school, home-style luncheonette famous for its big portions. For groceries, there are a handful of solid delis and a Western Beef Supermarket within walking distance from anywhere in the neighborhood. Less than a mile drive to Melrose, residents can shop at affordable prices at ALDI.

Average-rated public schools, including Morris Academy for Collaborative Studies

Students can start their education at The Longwood Academy of Discovery, a pre-K through grade 5 with a C-rating on Niche.
