Recent growth among Mount Eden’s historic multi-family housing
Mount Eden is a walkable neighborhood with a busy, upbeat vibe in a historic part of the South Bronx. “It’s still one of the affordable sectors of the Bronx, primarily because you have a lot of pre-war buildings that are rent stabilized in that area,” says Jeffrie Pena, the executive vice president of sales at Locqube New York, adding that these multi-unit buildings are known for being spacious. He adds that Mount Eden’s proximity to public transit, Claremont Park and Bronx Care, a major hospital, are other draws. Pena grew up in the surrounding area and has sold homes here for 12 years. He says the neighborhood has changed a lot in recent years, in part because rezoning brought new businesses and housing. “I think that there are a lot of positive changes coming to the area,” he says. “I think it’s going to continue to grow.” He says existing residents have been included in the changes and there’s been an effort not to price them out of the neighborhood.

Multi-family townhouses start at $775,000
Architecture is a major facet of Mount Eden’s many multi-family buildings. The neighborhood has one of the densest collection of Art Deco buildings in the world, with the biggest concentration of them along Grand Concourse, known as “the Concourse” to locals. “If you’re looking for something spacious that’s renovated, you can find it," Pena says. "If you’re looking for something pre-war that has a lot of the character that the area offers, you can find it.” The recent rezoning has attracted developers to Mount Eden, Pena adds, and most of the properties that go on the market are multi-family investment opportunities, whether they’re high-rise complexes or townhouses split into condos. Smaller two-family houses can start at about $775,000, but prices can climb as high as $1.4 million. People who own townhouses in the neighborhood often rent a second unit in their house. Most people who live in Mount Eden are renters.

Local markets and restaurants, plus recognizable chains
One of Mount Eden's most popular restaurants is Suyo Gastrofusion, which serves Latin-Asian fusion food. Other spots include El Nuevo Patio and Dominicana Pollo Sabroso, and several fast food chains. Jerome Avenue and East 170th Street are both lined with businesses, and Pena says Jerome Avenue is a known for food trucks. “It’s relatively close, and you get a lot of cafés, delis, and Latin markets are pretty popular on that strip, which makes it practical for people that live there,” Pena says. Groceries are available at stores like SuperFresh Mount Eden, Fresco Meat & Fish Market and Antillana SuperFood Marketplace.

Parades march past Mount Eden on the Concourse
The Mount Eden Farmers Market meets every Tuesday and Thursday in Claremont Park during the warm months, and the neighborhood hosts an annual Back to School Bash. Pena says its location along the Concourse provides easy access to many of the Bronx’s big parades, including the Bronx Pride March and Bronx Dominican Parade. “Everything runs through the Concourse, so if you’re a local, you’re one of the first ones who gets to set up and experience that,” Pena says.
The annual Back to School Bash in Mount Eden / Highbridge is a hit with local residents.

A focus on law careers at Bronx Leadership Academy High
Mount Eden belongs to the New York City Geographic District No. 9, which has a B-minus from Niche. Children can attend Lucero Elementary School, I.S. 339 and Bronx Leadership Academy High School, all of which earn C-pluses. The high school puts an emphasis on law and the justice system, with a team from the school competing in annual mock trial tournaments. Thanks to a partnership with New York University, students can elect to take Saturday law courses.

Small playground and rec centers, a few blocks to Claremont Park
Shaded by trees, Goble Playground offers a small play area and a basketball court. Soccer and baseball games are held nearby at West Bronx Field. Kwame Ture Recreation Center offers an indoor basketball court, a gym and programs for residents of all ages, from yoga classes to after-school programs. New Settlement Community Center is membership-based, but also offers programs and recreation spaces, including an indoor pool. Just half a mile from Mount Eden’s center, the 38-acre Claremont Park is a major draw. “It’s one of the largest parks in the Bronx, and it’s actually one of the nicest ones,” Pena says. “They have a pool that opens up in the summer, they have a really nice walking path and bike trail.” It also has athletic spaces, barbecue areas and a large playground.

Major roads, walkability and subway stations
The Concourse, Jerome Avenue and East 170th Street all serve as major thoroughfares in Mount Eden, which sees a lot of foot traffic along its sidewalks. The neighborhood also has easy access to Interstate 95. There are three subway stations in Mount Eden, with access to the 4, B and D trains. The trains bring commuters to Penn Station in about 55 minutes. Bus stops dot the neighborhood’s bigger streets, and some streets have dedicated bike lanes.

Occasional hurricanes or tropical storms
Hurricanes and tropical storms occasionally bring high winds but a low risk of flooding. While hurricane season is an annual occurrence, these storms don’t pass over New York every year.

Horrible dirty neighborhood with nasty residents. Music is always blasting at night people always yelling. Its a very bad neighborhood no one is living here cause they want to.
