Mount Eden is a pedestrian-friendly neighborhood in the Bronx with a busy, upbeat vibe. The community is made up of residential high rises with multifamily housing offering proximity to highly rated public, charter and private schools. Shopping, dining and the expansive Claremont Park are also within walking distance. With three subway stops in the community, access to public transit is an added plus.

Rent-stabilized apartments and spacious multi-family housing
Most of the properties that go on the market are multi-family investment opportunities, whether they’re high-rise complexes or townhouses split into condos. Owners may opt to rent a second unit in their house. Multifamily homes range between the upper $700,000s to $1.3 million, depending on factors like total square footage. However, most people who live in Mount Eden are renters. “It’s still one of the affordable sectors of the Bronx, primarily because you have a lot of pre-war buildings that are rent stabilized in that area,” says Jeffrie Peña, the executive vice president of sales at Locqube New York. “If you’re looking for something spacious that’s renovated, you can find it. If you’re looking for something pre-war that has a lot of the character that the area offers, you can find it.” Peña grew up in the surrounding area and has sold homes here for 12 years. Though Mount Eden has experienced change over the years, he says there’s been an effort not to price existing residents out of the neighborhood. It has one of the densest collections of Art Deco buildings in the world, with the biggest concentration of them along Grand Concourse, known as “the Concourse” to locals. Marjo Ivaska-Sergeant, a resident agent in the Historic Concourse District, explains that Mount Eden attracts savvy buyers and renters who see the value of living near the Concourse at a lower price point. Ivaska-Sergeant, a licensed real estate salesperson with Douglas Elliman, adds that Mount Eden is roughly a 10-minute walk to the Tremont train station. “So landlord sponsors are upping their game, repairing buildings to support these consumers who are familiar with the Concourse,” Ivaska-Sergeant says. “There are also seven to eight co-op buildings that are very well maintained, and high in prices.” Street parking is available throughout the neighborhood.
Many of the multifamily homes in the Mount Eden community are over 75 years old.

Public transportation, commutes and noise levels
Mount Eden's three subway stops give access to the 4, B and D trains, which run along West Bronx and South Bronx and into Manhattan. The elevated 4 train runs above Jerome Avenue, clattering periodically. “People are used to it,” Ivaska-Sergeant says, adding that the active soundscape is “part of the charm.” Grand Concourse runs diagonally through the neighborhood, and Interstate 95 is the northern border. To get to Manhattan, you can drive west down I-95 for about 2 miles; this heavily trafficked highway can get congested. Mount Eden also sees a lot of foot traffic along its sidewalks. Bus stops dot the neighborhood’s bigger streets, and some streets have dedicated bike lanes.

Parks, shops, restaurants and other local amenities
Of the many nearby amenities, the 38-acre Claremont Park is a major draw. “It’s one of the largest parks in the Bronx, and it’s actually one of the nicest ones,” Peña says. “They have a pool that opens up in the summer, they have a really nice walking path and bike trail.” The BronxCare Hospital Center emergency room is located between Claremont Park and Grand Concourse Library. There are lots of Hispanic restaurants in the area, and Jerome Avenue and East 170th Street are both lined with businesses. Peña says Jerome Avenue is a known hotspot for food trucks. “You get a lot of cafés and delis, and Latin markets are pretty popular on that strip, which makes it practical for people that live there,” Peña says. Groceries are available at stores like SuperFresh Mount Eden and Fresco Meat & Fish Market. Mount Eden also offers proximity to Bronx attractions like Yankee Stadium, the New York Botanical Garden and the Bronx Zoo.

The community vibe in Mount Eden
Residents have plenty of opportunities to socialize in the neighborhood, like at The Mount Eden Market, which comes to Claremont Park every Tuesday and Thursday during the warm months. Peña says that the neighborhood’s location along the Concourse provides easy access to many of the Bronx’s big parades, including the Bronx Pride March and Bronx Dominican Parade. “Everything runs through the Concourse, so if you’re a local, you’re one of the first ones who gets to set up and experience that,” Peña says.
