On the east side of the Bronx, about 1 mile from the scenic Eastchester Bay, is Schuylerville. Pronounced “Skylerville,” this walkable suburb within New York City has long been a place for New Yorkers to find single-family homes for well under $1 million. More recently, Schuylerville’s conveniences, like subway access, designated parking spots and proximity to interborough highways, have been increasing property values. “It used to be a secret. But as people got priced out of other boroughs, they started to find out about our area and it became really hot,” says Vincent Ferrante, a Schuylerville native with 20 years of real estate experience. “Now it’s one of the most desirable areas in the Bronx.”

New York City houses under $1 million
Houses in Schuylerville run the gamut of modest city living, from wood-frame single-family homes with fenced-in yards and detached garages, to brick rowhouses and semi-detached buildings. Across these styles, prices range from $500,000 to $800,000. Multifamily homes can go up to $1.3 million, depending on size. According to Ferrante, lower property taxes are a big draw for New Yorkers looking for a suburban setting. “If you buy a house for $800,000 in the Bronx, your taxes could be $4,000 a year. Whereas in Westchester, they could be $10,000 for the same size house,” he says. Co-ops are rare, and in a six-story building on the east side, units are priced around $200,000. A rental development with over 300 units is also coming to the southeast corner of the neighborhood, despite pushback from some residents.

An old-school pizzeria and nearby mall
Louie and Ernie’s Pizza, which has been perfecting New York-style slices since 1959 on Crosby Avenue, a main road running through the center of Schuylerville, is the neighborhood’s most well-known restaurant. Fast casual and takeout spots are on Middletown Road at the north end, and a Super Foodtown at the south end is the largest neighborhood grocery store. Across the Hutchinson Parkway, the Throggs Neck Shopping Center has a Target and more popular chain stores.

College-connected high schools
Kids in the neighborhood can complete kindergarten through fifth grade at P.S. 14 Senator John Calandra school, which has a B-minus grade from Niche. For middle school, students can head a block north of the neighborhood to P.S. 71, which teaches kindergarten through eighth grade and has a B grade. Of Schuylerville’s five public high schools, Pelham Lab, which has a B grade, is noteworthy for its science programming partnership with Syracuse University.

Local subway access and interborough expressways
For commuting into Manhattan, the 6 train at the Middletown Road station is the most direct option. Buses also operate on the neighborhood’s perimeters to provide access to the rest of the Bronx. With the Hutchinson Parkway on the west side and the Throggs Neck Expressway on the east side, driving to upstate New York, Queens or New Jersey is easy.

I lived for five years in the Waterbury LaSalle part. 2800 block of Coddington and 2800 block of Harrington Avenues. Nothing but high crime and negativity. Worst neighbors, drugs, noise and shootings
