Throgs Neck-Edgewater Park
Water-adjacent bungalows selling for less than $100,000
The desirable Locust Point section has detached colonial revivals ranging from $550,000 to 1.1 million–depending on size and the number of separate units. In the Edgewater Park co-op, north of the highway, small Cape Cod bungalows range from $90,000 to $650,000. It’s a steal when considering that these detached dwellings are available within New York City limits. Some, at the top of this range, are even waterfront properties. In Throgs Neck proper, Greek Revival brick and Italianate rowhouses are the norm and fetch between $350,000 and $800,000, depending on condition and proximity to the water. Most have larger-than-average front gardens or backyards. Multifamily houses throughout the neighborhood hover around the $1 million mark. A few luxury waterfront homes sell for a similar price and have their own slips. One of New York’s largest golf courses with skyline views
Covering a large portion of the neighborhood, the Jack Nicklaus-designed Bally’s Golf Links at Ferry Point is one of New York’s most prestigious courses, with sweeping Downtown Manhattan skyline views to boot. To its north, Throgs Neck-Edgewater Bay is abutted by the Saint Raymond Cemetery. There are also a number of playgrounds like those in Ferry Point Park and Bicentennial Veterans Memorial Park.Neighborhood favorites and essential shopping
Though Throgs Neck-Edgewater Park is mostly residential, there are few popular haunts that not only draw in locals but also foodies from around the city. Case in point: the famous pizzeria Louie & Ernie’s, first established in 1959. The Icehouse Café is an intimate eatery in a marina setting. The private Locust Point Yacht Club anchors the subsection with its own set of docks and a restaurant. Marina Del Rey is a popular wedding venue. Other businesses tend to line East Tremont Avenue. The Throggs Neck Shopping Center has a Target, Petco and T.J. Maxx. There’s also a Home Depot nearby.High-performing public and private schools
Students can begin their education at Bronx Delta School, with a B score from Niche and 10 to 1 student-teacher ratio. Covering grades 6 to 8, MS X101 Edward R. Byrne ranks as number 12 in Niche’s Standout Middle Schools of New York and carries an A-minus score. Herbert H. Lehman High School has a B score and an 82% graduation rate. There are also several private parochial schools including St. Frances De Chantal and all-girls Preston High School. The Kips Bay Foundation maintains its Boys & Girls after-school program facility in the neighborhood as well.Throgs Neck Bridge and Interstate 295 to points north and west
One of the most defining features of the neighborhood is the Throgs Neck suspension bridge that provides motorists a quick link to Queens, Brooklyn, Manhattan and Long Island. Toward the north, Interstate 295 connects to New England, New Jersey and the Hudson Valley. MTA express buses get residents to Grand Central Station in just over an hour. NYC Ferry provides a water link to Wall Street in just under an hour.
