Seaboard Bronx residential area with great connectivity
Located on the southeastern edge of the Bronx, Throgs Neck-Edgewater Park is a quiet neighborhood wedged between the East River and Long Island Sound. The area incorporates distinct subsections like the secluded Locust Point and more suburban Edgewater Park co-op areas, both with private beaches. The main feature is the Throgs Neck Bridge, connecting Interstate 295 from the Bronx to Queens and Long Island. Situated on a spit peninsula, the top-ranked SUNY (State University of New York) Maritime College is another important draw. “Residents get great views of Manhattan and waterfront amenities without the downtown hubbub,” says Aaron Kass, a salesperson with The Aaron & Geoff Team at Compass and Bronx expert.

Water-adjacent bungalows selling for less than $100,000
The desirable Locust Point section has detached colonial revivals ranging from $550,000 to 1.1 million–depending on size and the number of separate units. In the Edgewater Park co-op, north of the highway, small Cape Cod bungalows range from $90,000 to $650,000. It’s a steal when considering that these detached dwellings are available within New York City limits. Some, at the top of this range, are even waterfront properties. In Throgs Neck proper, Greek Revival brick and Italianate rowhouses are the norm and fetch between $350,000 and $800,000, depending on condition and proximity to the water. Most have larger-than-average front gardens or backyards. Multifamily houses throughout the neighborhood hover around the $1 million mark. A few luxury waterfront homes sell for a similar price and have their own slips.
