A smaller Bronx neighborhood with turn-of-the-century architecture
Situated on a somewhat hilly terrain of less than one square mile, West Farms is a smaller Bronx neighborhood set in between the Cross Bronx Expressway to the south and The Bronx River Forest to the north. Public housing takes up a not-so-small portion of the area. However, recent development has seen new construction of mixed-use buildings, and new owners have bought a few of the Section 8 apartments, promising more amenities. The Bronx River runs along its eastern border, making this community feel somewhat insulated. An eponymous subway station and public library add to this feeling. Some turn-of-the-century architecture has been preserved in West Farms. Amid the brick residential high-rises that occupy much of the area, design lovers will love the Gothic revival architecture of this multicultural locale, including Saint Thomas Aquinas Church and Beck Memorial Presbyterian Church.

West Farms is dominated by five and six-story tenement buildings, prewar multi-unit homes, a few vacant lots and newly constructed subsidized attached multi-unit townhouses and apartment buildings. Qualified buyers meeting Housing Development Fund Corporation guidelines can find two-bedroom garden apartment co-ops in Greek Revival-style attached row houses for under $200,000. HDFC homes have been restored by the nonprofit and are offered at reduced prices to make the dream of home ownership possible for median-income and below-median-income applicants. On the open market, buyers will find detached Italianate row houses from 1901 with six bedrooms starting at $750,000. The average price varies by typology: approximately $100,000 for a one-bedroom condo, from $800,000 to $1.5 million for multi-family homes, and vacant lots starting at $300,000. “There are a lot of good deals in West Farms,” says William Beltran, a licensed real estate broker with Douglas Elliman. “Three- to four-bedrooms get snatched up as soon as they come on the market.”

“It’s multicultural up there,” says New York City native Beltran, who says the diversity of the area is reflected in the food. Mexican tamale stands and unofficial backyard Puerto Rican tripleta “pop-ups” notwithstanding, a few brick-and-mortar taquerias, like Alex’s, are popular with locals for their excellent street tacos. The best places for a sit-down meal are joints like Enzo’s a few blocks to the north along the famed Arthur Avenue of Bronx’s Little Italy. For groceries, West Farms has two major markets, Key Foods and Pioneer, and an abundance of small bodegas for odds and ends. Nearby at Cross Bronx Plaza, residents can find shops, including T.J. Maxx, fast food eateries, including IHOP, and banks, including Chase.

Community-driven public schools, including P.S. 67 The Mohegan School
PS 214 Lorraine Hansberry Academy is a well-ranked Specialized High School Admissions Test school with a C rating in Niche. NYC’s largest greenspace, Bronx Park, is just next door
Bronx Park, New York City’s largest park, has several hundred acres of green space on the northern border of West Farms. One of the most ecologically diverse areas in the borough is Bronx Park, home to the Bronx Zoo and New York Botanical Gardens. The park has a two-mile stretch of the Bronx River and a variety of recreational facilities, including playgrounds, bike trails and sports fields.
West Farms has a nice basketball courts with people playing some two on two.

Outsiders may not find this area as favorable, but I am very comfortable here. I have lived here most of my life and know almost everyone in my neigborhood. Access to transportation is the BEST in this area. There is every type of business in walking distance.
