A predominantly Orthodox Jewish neighborhood
Borough Park is home to over half of the 600,000 Jewish people residing in Brooklyn and more than 300 synagogues. The neighborhood, often referred to as “Boro Park,” was originally a hub for commercial nurseries in the early 19th century. By the 1880s, it had developed into a thriving community known as Blythebourne, attracting predominantly middle-class families. In the 1920s, Jewish immigrants from Williamsburg began to settle in the neighborhood, followed by Italians from the Lower East Side of Manhattan in the 1930s. However, during the 1960s, many Reform Jewish people relocated to the suburbs, changing the demographics of the neighborhood. The influx of Orthodox Jewish families from Williamsburg and Crown Heights soon followed, and by the 2000s, Hasidic Jewish practitioners from other parts of Brooklyn, Israel, and central Europe had also settled in Borough Park, increasing the population to an estimated 140,000. Homebuyers will be glad to know that the CAP Index crime score in Borough Park is half the national average. "Because the close-knit Hasidic and Orthodox communities have their own security and medical services, Borough Park is safe to walk around at any time – day or night," says Rebecca Goldberg, licensed real estate broker at Douglas Elliman, with more than 35 years of experience selling in Brooklyn.

Plentiful multifamily duplexes in the Borough Park market
Borough Park is home to primarily multifamily homes, low-rise apartments and condos. Some single-family row houses are scattered throughout the neighborhood, most of which feature all brick exteriors or aluminum siding and large front-facing windows. “Housing is very spacious because it was designed for large families,” says Goldberg. “Condos start at 1,600 square feet, while multifamily duplexes start with five-plus bedrooms.” A 1930s two-bedroom condo starts at $800,000, while a three-bedroom unit in a new construction building starts at $1.2 million. Multifamily townhouses fall between a range of $1.5 million for a five-bedroom duplex to $2.5 million for an 8-bedroom duplex.
