Between a host of local shops and restaurants, highly-rated schools and a community full of culture and heritage, Flatbush-Ditmas Park offers incredible cultural heritage. “It’s a unique neighborhood,” says Steve Sallion, an associate broker with Daniel Gale Sotheby’s International Realty. “There’s a ton of housing styles mixed in with an eclectic diversity of cultures and people.” Within what’s known as “Little Caribbean” and the surrounding area, residents can enjoy a buzzing atmosphere of outdoor markets, a celebration of tradition and the sounds of impromptu, live music as they walk through the Flatbush-Ditmas Park neighborhood.
Markets, meals and music
It's hard not to find restaurants and shops in the area, especially in Little Caribbean. “Little Caribbean is almost a sub-neighborhood within Flatbush,” Sallion says. “It’s related to a lot of the local shops and boutiques, and there’s certainly a diaspora and mix of these cultures that come together in the area.” Among the vibrant atmosphere are local markets, some of them open-air, and be sure to keep an ear out for any impromptu music sets that break out on the street. Other outlets include Café Madeline, a staple along Cortelyou Road, and the Milk and Honey Café on Newkirk Avenue. Coffee Mob sources its coffee beans from around the world, while Westwood Bar prides itself on its cocktails. Groceries can be found at the Flatbush Food Co-op, and shopping can also be done at Target’s Brooklyn Flatbush and Church location.

Local events small and large
Over on Flatbush Avenue, check out the Kings Theatre just off the northeastern tip of Flatbush-Ditmas Park, which originally operated as a movie theater from 1929 to 1977. After extensive restoration, it was reopened as an outlet for all kinds of performing arts, from musical acts to plays, with some of its headliners having included Jason Isbell and the 400 Unit and Ronnie Spector. “I almost look at it as becoming the Radio City Music Hall of Brooklyn,” Sallion says. “New people are discovering the neighborhood, driven by the shows, and restaurants and cafes are opening up around it. People are discovering Flatbush in a new way and light, and it’s been a major driver.” At the Cortelyou branch of the Brooklyn Public Library, find a selection for browsing alongside plenty of events, a weekly “Saturday Storytime” session and more.
A wide variety of home styles
Within the Flatbush-Ditmas Park neighborhood, Victorian constructions are the most popular standalone home styles, with many condos and apartments perched above street-level retail. “You’ve got Victorian houses, brownstones, limestones and pre-war apartments mixed in,” Sallion says. Prices rarely drop below $1 million for standalones, though condos can be found for under the million-dollar mark. Find some detached garages along sidewalk-lined streets, with some ornately columned larger homes in the mix as well.

Proximity to Prospect Park's purview
Prospect Park is just north of Flatbush-Ditmas Park and serves as the main gateway to the outdoors for the neighborhood. Stretching for more than 500 acres, Prospect Park showcases seven baseball fields, a quartet of walking trails and Prospect Park Lake, which offers several islands and accommodates boating and fishing. The LeFrak Center at Lakeside sits within the park and hosts skating and hockey during the winter, while the Prospect Park Zoo is a favorite for residents and visitors alike. BRIC Celebrate Brooklyn hosts concerts at the park during the summer as well.
Linked by rail to the big city
Both the B and Q trains have stops in or near Flatbush-Ditmas Park. The B express train’s Church Avenue stop is just a couple streets above the neighborhood’s northernmost boundary, while the Q train’s Newkirk Plaza stop is right in the heart of the area. Just southeast is the southernmost point of the 2 train, and the 5 train also connects there on weekdays. The 2 and 5 are the closest stations to Brooklyn College and run all the way up through Manhattan and the Bronx. The speeds vary between the lines, but they keep Flatbush and Ditmas Park linked to the rest of New York.
Well-rated schools with notable alumni
Students can begin their education at P.S. 217 Colonel David Marcus School, which teaches them from pre-kindergarten through fifth grade. Niche awards P.S. 217 an A-minus and gives the same to J.H.S. 278 – Marine Park, which serves sixth through eighth grades. James Madison High School is also given an A-minus for its service of grades nine through 12, and Niche ranks it in the top 100 standout high schools in the entire United States. Its notable alumni include MAD Magazine founder Bill Gaines, late Supreme Court justice Ruth Bader Ginsburg and comedian Chris Rock. Medgar Evers College and Brooklyn College are also nearby, with the former built close to where the Brooklyn Dodgers’ Ebbets Field stood from 1913 to 1960.
