A little-changed neighborhood along the New York Harbor
Given its name, it's no surprise this southwest Brooklyn neighborhood has historic roots. Fort Hamilton was built in 1825 as a military outpost guarding the New York Harbor. Today, the grounds serve as a combined base for several United States military branches. But most of the Fort Hamilton neighborhood is off-base—and most Brooklynites would simply call the area Bay Ridge. “People come here because they don’t want to sacrifice the suburban appeal of tree-lined streets, the waterfront and a well-kept neighborhood,” says Susan Chung, an associate broker at Compass who’s lived in the area for over 15 years. “Still, it has typical city perks like great restaurants, cafes and 24-hour convenience stores. Everything you need is within walking distance, but you can always hop over to the city.” A slow-paced residential neighborhood, Fort Hamilton is committed to its no-frills, small-town vibe.

Relatively low home prices in simple buildings
“People tend to settle here,” Chung notes. “It’s really good bang for your buck. You’ll get a lot of space for a lot less money than in northern Brooklyn and typically, any other waterfront area is going to be astronomical in pricing.” Brick-clad co-ops make up the majority of the inventory, with prices between $230,000 for a studio and $850,000 for a multibedroom. Condos cost more: between $500,000 to $1.6 million. Though they rarely come on the market, single-family and multifamily homes line the blocks around Narrows Avenue. “This is a rooted area that’s not very transient. A lot of residents have owned homes here for generations,” Chung says. Set on grassy lots, these stately residences come in various styles—like craftsman, cottage, and Dutch-colonial—and have good bones but often require renovation. An attached townhouse may start at $1.3 million, but a well-maintained single-family house can cost as much as $2.5 million. New developments are rare, but one high-end building recently debuted: The 9964 Condo, with units ranging between $690,000 and $1.6 million.

Independently owned restaurants along the avenues
The restaurant boom in Bay Ridge has trickled into Fort Hamilton, mainly along Third, Fourth and Fifth Avenues, attracting non-locals eager to get a taste. Paneantico, an Italian bakery and cafe, is a standout, as is Espresso Pizzeria, a neighborhood joint known for its garlic knots. Young crowds frequent Lock Yard, a gastropub with a heated beer garden. Grocery shopping options include a Foodtown at the center and small markets throughout.

A history of family-friendly events
For the past 50 years, the Third Avenue Festival has shut down nearly 30 blocks for an all-day festival with rides, games, food and live entertainment. Also in September along Third Avenue, the Ragamuffin Parade has been around for 57 years and invites neighborhood kids and families to dress in costumes and join a just-for-fun parade.
A-rated public and private schools in the area
Elementary and middle school students can attend the Niche A-rated P.S. and I.S. 104 The Fort Hamilton School. Fort Hamilton High School earns an A-minus and offers a wide range of extracurriculars for its large student body. Students can apply to the private Poly Prep Country Day School, which earns an A plus and ranks as one of the city’s top private schools.

Active, waterfront green spaces with great views
The waterfront scenery is a huge draw. Shore Road Park and Parkway, located along the high-traffic Belt Parkway, is a neighborhood treasure. Along the water, a promenade offers bike lanes, a 4.5-mile running path and views of the Verrazzano-Narrows Bridge. Opposite the parkway, residents enjoy ample green space. Near the bridge, John Paul Jones Park has dog-friendly lawns with historic monuments, while the urban John J. Carty Park includes tennis courts and a playground. Dyker Beach Park, with a public, 18-hole golf course, acts as the neighborhood’s eastern border.

Many buses and one subway line
The R is the only subway line in Fort Hamilton, with stops along Fourth Avenue at 85th and 95th Streets. From either station, it takes at least 45 minutes to reach downtown Manhattan. With over 10 lines available, buses are residents’ main mode of transportation. For drivers, the Verrazzano-Narrows Bridge leads to Staten Island, the Belt Parkway hugs Brooklyn and Queens, and the Gowanus Expressway eventually branches into the Brooklyn-Queens Expressway or the Brooklyn–Battery Tunnel.
