That helps it keep its neighborhood feel.” Newer developments and warehouse conversions, particularly along the waterfront and Van Brunt Street, offer a range of condo options. Townhouses are more limited compared to nearby Carroll Gardens, making them especially desirable. Parking and outdoor space are highly valued features that significantly increase property appeal. Many of Red Hook’s iconic homes are spacious lofts converted from industrial buildings, and limited inventory paired with the neighborhood’s unique setting helps drive up demand and pricing.

Ways people navigate a neighborhood without a subway
“Transportation can be a little tricky,” Alexander says, noting a lack of direct subway access. “The biggest challenge is when the buses or ferry are down. But that also makes it feel more special; it’s hard to get out, but it’s also harder to get in.” Residents make use of several alternatives. The South Brooklyn NYC Ferry stops at Atlantic Basin, offering a scenic commute to Manhattan and other areas of Brooklyn. Local buses, including the B61 and B57, connect the neighborhood to subway stations like the F/G lines at Smith-9th Streets and 4th Ave-9th St. The IKEA Water Taxi provides a convenient shuttle between Manhattan and the IKEA pier. Many locals also rely on Citi Bikes or personal bicycles, though the historic, bumpy cobblestone streets add a challenge to cycling in Red Hook.
The Smith-9 subway station is very close to Red Hook and connects with the F and G trains.
Red Hook Ferry departs every 40 min during the week to Wall St and Midtown in Manhattan.

As a low-lying coastal neighborhood in Brooklyn, Red Hook remains one of New York City’s most flood-vulnerable areas due to its landfill history and exposure to coastal storm surges. Significant flooding risks stem from three sources: ocean surges, heavy rainfall and sewage backflow from overflowing storm drains. To address these threats, the city broke ground in September 2025 on the $218 million Red Hook Coastal Resiliency project, which will install a 2-mile system of floodwalls, floodgates and upgraded sewers by the summer of 2028.
