A trendy, industrial Brooklyn neighborhood with a residential feel
Wedged between multiple hipster havens of Brooklyn, South Williamsburg radiates a more laid-back feel compared to its trendy Williamsburg neighbor. “South Williamsburg used to be off the beaten path with kind of a sleepy vibe,” says Rob Morea, a longtime South Williamsburg resident and licensed real estate salesperson with Great Jones Realty. “It didn’t have the popularity it has now. The neighborhood still has that industrial feel, but it is more mellow than the bustling north side of Williamsburg because not every block is developed.” Christine Blackburn, a licensed associate real estate broker with Compass, echoes the sentiment that South Williamsburg has a distinct vibe compared to its Manhattan counterparts: “I always say South Williamsburg has more of a Soho or Tribeca vibe than North Williamsburg, which feels denser, like the East Village. South Williamsburg is spread out and still feels more airy and less congested,” she says. Once an industrial hub, the NYC community balances a sense of establishment with new development, retail and luxury condos, making it a desirable neighborhood along the East River. “You have every amenity possible, from urgent cares to grocery stores,” Morea says. “There is a variety of restaurants, activities for kids and the subway. You walk out your door and have just as many amenities as any other Brooklyn neighborhood.”
Proximity to recreation and programming at the mixed-use development at Domino Park is also a major draw to the neighborhood. “It used to be that the southside was more residential, but that has changed,” Blackburn says, adding that recreation and retail now play key roles in attracting residents. “Now it’s very different. There are more green spaces than before, and Domino Park is drawing the center of the neighborhood further south. The entire nexus of the neighborhood is shifting over to South Williamsburg.”

Converted industrial lofts and luxury newly built condos
A blend of modern and historic architecture defines South Williamsburg, reflecting both its industrial history and its recent growth as a trendy residential neighborhood. Classic brownstones sit next to industrial lofts that have been converted into contemporary housing. A majority of housing in South Williamsburg is apartments, with most condos and co-ops in luxury towers and new mixed-use developments clustered along the riverside. “It’s an area with newer inventory,” says Blackburn, who recently listed a rare luxury single-family home for $10 million. “Southside has the newer waterfront inventory with all the new projects like in the Domino and Wharf buildings.” Prices can range from $375,000 for a two-bedroom co-op to a newly completed four-bedroom condo for $3 million, with additional monthly fees common. While extremely limited, single-family homes list in the multi-millions. “There used to be more of a price differential between neighborhoods, but now there’s not as much of a difference until you cross Broadway,” Blackburn adds.

Strong education in public, private and charter sectors
New York’s District 14 serves school-aged kids in South Williamsburg. Students may attend nearby public schools such as P.S. 84 Jose De Diego, which earns a B-minus from Niche and teaches prekindergarten through eighth grade. El Puente Academy for Peace and Justice, a Brooklyn high school dedicated to human rights and social justice, receives a C-plus Niche score. Students may also opt to attend highly rated charter schools, including Williamsburg Collegiate Charter School, an A-minus-rated institution serving fifth through eighth grades. Many private Jewish schools are also nearby, including the all-girls Bais Yakov of Khal Adas Yereim and Yeshiva Ahavas Israel Boys School.

Outdoor recreation and weekly events at Domino Park
Domino Park is a prominent landmark in South Williamsburg. Once one of the nation’s largest sugar refineries, the expansive complex now houses a trendy mixed-use development with luxury apartments, stores, restaurants and offices. The 5-acre waterfront park features recreational facilities such as beach volleyball and bocce courts alongside open green spaces and walking paths with scenic views of the East River and Manhattan. “Domino Park has changed the neighborhood,” Morea says. “It’s different in the way that it has always served the community with as much park space as possible.” The park is not only a recreational hub, but its multi-use development is also home to Domino Square, a space for entertainment and seasonal outdoor events. The complex hosts an array of weekly and seasonal gatherings, including block parties, sunrise yoga classes, sunset journaling sessions, and comedy and musical performances.
While Domino Park continues to anchor the recreation in South Williamsburg, pocket parks and playgrounds dispersed around the neighborhood, such as Bedford Playground and Roebling Playground, also offer green spaces and play structures.

Mix of established and new retailers and restaurants
As South Williamsburg’s atmosphere has shifted from industrial to residential, developments have not only brought housing, but also increased commercial spaces. “New residential buildings have brought new retail that supports the neighborhood as a whole,” Blackburn says. Ground floors of condo buildings have filled with eclectic restaurants and a diverse array of shops and services. Eateries range from casual bars to Michelin-star establishments like Francie. “The Woods is a nice sleepy little bar, and 12 Chairs Cafe and Sunday in Brooklyn are popular,” Morea adds. “And Diner has been here forever.” Housed in a retro railcar, Diner brings an elevated feel to the traditional diner experience with New American plates like blowfish tails and farrotto. Residents may also enjoy a specialty coffee at trendy cafes like Poetica Coffee and Social House Café. Grocery stores include Brooklyn Harvest Market and City Acres Market, as well as many kosher options like Central Market.

Convenient subway, ferry and bus options
Residents stay connected to Manhattan and the rest of Brooklyn via the many transportation options in South Williamsburg. “The subway is convenient,” Morea says. “The J/M/Z line serves Wall Street and through Manhattan.” The G and L trains also provide service from South Williamsburg. “And don’t forget the New York Ferry. It’s a great way to get to the other side and commute,” Morea says. The South Brooklyn route of the city’s ferry has many connections to Manhattan, including Midtown and the Financial District. The MTA also offers service routes through South Williamsburg. Drivers can rely on the Williamsburg Bridge to connect them into Manhattan, while Interstate 278 runs north-south through the neighborhood. LaGuardia Airport is about 21 miles north.
