Residential streets span River Park to the Mississippi River bank
About 10 miles north of Minneapolis, River Park rests on the western bank of the Mississippi River, where residential streets branch into cul-de-sacs. The area also shares its name with an expansive community green space and has various neighborhood parks near many homes. “It’s nice in that it’s close to the river, and it’s quite a bit older,” says Realtor Tom Walters, with The Walters Group at Edina Realty, who has been an agent since 1975. “They’re nice homes, some fancy on the river.”
River Park is a small residential enclave that borders the Mississippi River.
Sunkist Park includes open green space and a playground for local families to enjoy.

Ranch-style homes, duplexes and two-story houses
Mature trees tower over most homes as powerlines and lamp posts weave throughout. Ranch-style homes are common and go for $275,000 to $600,000, but there are also two-story homes, including split-levels and bilevels, which both range $315,000 to $440,000. Duplexes are priced between $200,000 and $300,000. “There are a couple of small apartments down in the River Park neighborhood, not big, more like one unit, but for the most part, there are single-family homes,” says Jon Perkins, a Realtor with RE/MAX Results who has over 36 years of experience.
Homes closer to the water may be at an elevated riks of flooding. As such, many waterfront properties are sloped with green space between homes and the water.
Ranch-style homes range from $275,000 to $600,000 in River Park.
Split-level homes sell between $315,000 and $440,000 in River Park.

Anoka-Hennepin schools, open enrollment and student clubs
River Park is in the southwestern region of the Anoka-Hennepin School District, which accepts applications for in-district transfers. Open enrollment is also accepted if a residence is not within the attendance boundary. The elementary school zoning is split between Monroe Elementary School, which earns a B grade from Niche, for homes in the north and west regions and the B-plus-graded Evergreen Park Elementary School for those in the south and east.
The entire area is zoned for Jackson Middle School, which earns a B-plus, and Champlin Park High School, which garners an A-minus. Champlin Park has student extracurriculars based on various hobbies, including a mountain bike club and robotics group.
Jackson Middle School serves grades 6 through 8 with 2,030 students.
Champlin Park High School earns an overall A minus grade according to Niche.

Paddle sharing, athletic facilities and playgrounds
The namesake green space has a basketball court, shaded playground and tennis courts. Trails weave through the park, leading to the Mississippi River, where there is a boat ramp and a kayak launch area. The park participates in the Mississippi River Paddle Share program, where parkgoers can rent a kayak, choose a route and even return it to another park. Emerson Woods Park, with a softball diamond, and Sunkist Park, with a cement court, are both more inland and each have playgrounds.
River Park provides river views and picnic spots for a relaxing day outdoors.

Grocers, various restaurants and The Shoppes at Arbor Lakes
The Edinburgh Festival Centre is home to area grocers such as Golden Lion Supermarket and Festival Foods. The diner Fat Nat’s Eggs stacks plates with traditional American breakfasts and lunches. Nearby, cocktails are carefully crafted in Plush’s dimly lit, modern bar room with tufted booths and marbled tables.
The Shoppes at Arbor Lakes, an outdoor mall, is about 10 miles away, with national retailers and restaurant chains.
Golden Lion Supermarket specializes in Asian groceries and hard-to-find international items.

Commutes to Minneapolis, Metro Transit and airport access
State Highway 252 runs north and south through River Park’s western region and merges with Interstate 94, a road to Downtown Minneapolis. River Road, which has a paved bike lane and Metro Transit bus stops, also ties the area to I-94. About 25 miles south, the Minneapolis-Saint Paul International Airport serves 165 cities with nonstop flights, including those to Europe, Asia and South America.
River Park residents are connected to Minneapolis with many bus stops along River Road.
The Minneapolis-Saint Paul International Airport is the region’s largest travel hub.
