Brooks is a rural enclave in southern Fayette County with modern amenity access and secluded Georgia outdoors close to home. Land is an ample commodity in Brooks, as homes tend to sit on spacious lots fenced in by Georgia trees rather than white pickets or shared walls. Homebuyers can find various ranch and brick traditional-style homes here, and while most homes were built in the late 1990s, there are several new constructions on the market as well. Brooks is also home to a prominent land market, with many undeveloped lots for commercial or residential use available. Carrie Guthrie, a Brooks local and Realtor with Bush Real Estate says, “The land market is appealing to homebuyers; there’s a 5-acre minimum for residential lots unless you’ve been grandfathered in.”

Single-family homes range from $478,000 to $1 million, from a three-bedroom, three-bath on one end of the range to a luxury mansion resting on 5 acres. Streets are long and winding, with residential streets branching off into cul-de-sacs. Considering the rural atmosphere of the community, yard space is prioritized over sidewalk space, so consistent infrastructure for walking is only sometimes there. Most homes feature straight driveways and attached garages, reducing the need for on-street parking.

Fayette County Schools serve Brooks’ children. Nearby public options for education include Peeples Elementary School, Rising Starr Middle School, and Starr’s Mill High School, all boasting an A-rating from Niche and connected on the same campus. Starr’s Mill High also features a media center that hosts special programs for students, like their March Book Madness event, to have students rate 16 books on a bracket, NCAA-style, to see which is the most popular.

Residents head to Brooks Park for the children’s playground, baseball diamond, and picnic pavilion. There’s also nearby Lake Horton Park, an 82-acre lake with almost 3 miles of walking trails and infrastructure for boating and fishing. Brooks Park is within the town limit and Lake Horton is 10 miles north.

Available 12 miles away in Peachtree City is The Avenue Peachtree City, a shopping mall with retail options like Home Goods, Walmart and Best Buy, and an Aldi for groceries. There’s also a Kroger and Publix 12 miles north at Summit Point shopping center. Brooks does not have many commercial businesses within walking distance, but there are benefits to being close to Senoia to the west, less than 10 miles away. Residents can find restaurants like McMaster Barbecue and Catering; they serve ribs, brisket and mac and cheese and host everything from music bingo to karaoke and live musicians.

With the lot sizes and country roads, driving is the preferred method of travel for Brooks residents. Many folks take the 36-mile drive north to downtown Atlanta or the 15-mile drive to Fayetteville for nearby work commutes. Considering the vast space that Brooks locals own, Guthrie adds, “People typically use the land for agriculture and livestock rather than for large-scale residential growth.” The community is identified by its rural developments and proximity to retail and dining in neighboring Fayetteville and Senoia.
