Sterling is a growing community in Georgia’s Golden Isles region that retains its country feel. “Sterling definitely has a more rural, peaceful environment,” says Erin Vaughn, an associate broker with The Listing Pros Team at Berkshire Hathaway HomeServices. “You typically have larger lot sizes there. It’s ideal for people looking for a slower pace and more yard space.” Located about 10 miles from Brunswick, the area’s blend of seclusion and interstate access — all within 30 minutes of Georgia’s beaches — has spurred new development, and subdivisions with new homes have become a common sight.

A growing area of 21st-century suburbs among longstanding rural homes

Most homes here are 21st-century ranch-style and new traditional houses with Craftsman and colonial influences. These typically sit on quarter-acre to half-acre lots in suburban-style subdivisions that feature manicured lawns, paved driveways and sidewalk-lined streets. There are a few early- to mid-20th-century homes that retain the community’s rural character, with houses positioned far back from the road and more space between neighbors. Prices typically range from around $180,000 to $470,000, though a remodeled 1920s bungalow on 23 acres recently sold for around $730,000. Manufactured homes can cost between $175,000 and $200,000. Undeveloped quarter-acre to half-acre lots range from around $15,000 to $40,000.

Clubs and sports at Brunswick High

Kids can start school at Sterling Elementary, which earns a B from Niche, and then go to the B-plus-rated Jane Macon Middle. At the B-rated Brunswick High, students can join over 25 clubs, including the Model United Nations, the Science Olympiad and the Navy JROTC. There are also more than a dozen sports teams, including the Brunswick Pirates football team, which completes community service projects during the off-season.

Brunswick, health care and an airport are within 10 miles

U.S. Route 341 leads about 10 miles to Brunswick. Interstate 95 is around 5 miles away and leads to Savannah and Jacksonville, which are both about 70 miles away, or just over an hour’s drive. Southeast Georgia Health System’s Brunswick Campus is 9 miles away. The Brunswick Golden Isles Airport, which has flights to Hartfield Jackson International Airport in Atlanta, is a 9-mile trip.

Few shopping and dining options nearby, with more in Brunswick

Mack’s Bar-Be-Que has served pit-smoked meats here since 1990. The restaurant also has regular live music and trivia nights. Sterling Nutrition offers handcrafted protein shakes and energy drinks. Grocery stores include Satilla Grocery, Dollar General and Farm 99, a local produce stand. Chain restaurants like Sonny’s BBQ and Waffle House are roughly 5 miles away near I-95, and more options are 10 miles away in Brunswick. “We have a lot of festivals in our downtown Brunswick area,” Vaughn says. First Fridays is a popular monthly event with live music and food trucks. “They open up all the shops and restaurants, and it’s a huge block party downtown.”

Parks, rivers and Atlantic beaches are within 30 minutes

Sterling Park, located behind the Sterling Baptist Church, has a playground and baseball field. The nearby Heritage Oaks Golf Club is a public 18-hole, par-72 course with river views. With Sterling’s proximity to the coast and rivers, water recreation is popular here. “You’re close to the Altamaha River, which is one of Georgia’s largest rivers,” Vaughn says. “You have a lot of outdoor recreation there, like boating, fishing and swimming.” St. Simons Island, Sea Island and Jekyll Island all offer Atlantic Ocean beach access about 20 miles away. Summers here are typically hot and humid, and winters are mild. “If it gets to 40 or 50 degrees, we’re all freezing,” Vaughn says.

At moderate risk for flooding and hurricanes

Most of Glynn County is in a flood zone, but Sterling’s inland location puts it at a lower risk of flooding than surrounding areas. The area is also at risk for hurricanes, which are most common from June through November. Though it’s uncommon for hurricanes to make landfall in Georgia, Sterling can experience the effects of nearby storms, including wind damage, power outages and storm surge.
