Longstanding central Bryan community
Born in 1838, Lawrence Sullivan "Sul" Ross had a lasting impact on the Lone Star State. He served as the 19th governor, a Confederate general and the fourth president of Texas A&M University, before the school took its modern name. Today in Texas, several schools, parks and buildings are named after him. In Central Bryan, the Sul Ross neighborhood also pays homage to the former governor, as does the neighborhood’s namesake park and elementary school. “It’s an older established neighborhood in the middle of Bryan,” says Jennifer Fredericks, a broker with Inhabit Real Estate Group with 27 years of real estate experience in Bryan and College Station. Spacious homes on large lots are a big draw, plus proximity to Aggieland’s main thoroughfare for area amenities.

Traditional 1950's and '60s built homes
Traditional brick homes and ranch-style houses on spacious lots are common throughout the neighborhood. “The homes sit on large lots,” Fredericks adds. “There might be some outliers but for the most part the homes were built in the ‘50s and ‘60s.” Homes have kept their curb appeal throughout the decades, and most have interior renovations. Towering mature trees adorn the front yards of homes in the neighborhood, and though many of the roads don’t have sidewalks, houses have long driveways, and some have attached garages. House prices in the area are largely dependent on lot size and if the home has any upgrades. For the most part, homes cost between $200,000 and $350,000.

Nature trails at Hensel Park
Sul Ross is a few miles from many of Bryan’s greenspaces. Sul Ross Park is right across from Sul Ross Elementary. The forested pocket park has a playground for kids, and an abundance of mature trees to relax under. Tanglewood Park has two pavilions perfect for a family gathering or weekend barbecue. Morning joggers and dog walkers frequent the park’s walking trails, and the playground can keep kids entertained for hours. Hensel Park is two miles away from the community, boasting several nature trails including one that treks through a bamboo forest.

Sam Rayburn Intermediate School students can learn martial arts
Kids in Sul Ross can likely walk or ride their bikes to class at Sul Ross Elementary School, which is located inside the neighborhood. The school has a C-plus Niche score, and a student-teacher ratio of 15-to-1. Students at Sam Rayburn Intermediate School, which received a B grade on Niche, can take part of the Kickstart Kids martial arts program. B-minus-rated Stephen F. Austin Middle School is up next, followed by B-rated Bryan High School. The neighborhood is also two miles from the historic Texas A&M University, which offers over 140 undergraduate degree programs.

Retail and restaurants along Texas Avenue
The neighborhood is minutes from Texas Avenue, a main thoroughfare for Bryan and College Station that is lined with shopping centers, restaurants and retail options. The Tejas Center shopping center, located less than a mile from the neighborhood, has several restaurants and H-E-B for any grocery needs. For fresh veggies and fruit grown by local farmers, the Farm Patch market is less than two miles away. Residents have an array of restaurants at their disposal along Texas Avenue, including chain options and local spots like Jose’s Restaurant for Mexican fare or Frittella for a filling pasta meal or pizza pie.

A quick drive to get anywhere in the sister cities
Though there are some bus stops for the Brazos Transit District within a few miles of Sul Ross, many residents drive to get around the sister cities. The neighborhood is 3 miles from Downtown Bryan and two miles from Texas A&M. St. Joseph Health offers an array of services including emergency care, is a mile away. Proximity to Texas Avenue allows for easy travel around Aggieland, State Highway 6 is a few miles away for commuters. Easterwood Airport, which flies commercial service to Dallas-Fort Worth International Airport is 5 miles away.
