Waterfront Spanish Revivals
Those looking for a home in Verandah can expect to pay master HOA fees and community HOA fees. The latter covers yardwork. Lawns often feature tropical front gardens with palm trees. “You won’t find cookie-cutter houses here,” says the Verandah Club’s membership coordinator, Ellen Singer. “We’ve had all different builders. The main consistency is that they’re luxury homes.” Another consistency is Spanish Revival architecture. Homes built in the early 2000s and 2010s are classic Spanish Revivals, with grand detailing like exaggerated columns and arches. New construction homes also display elements of the Spanish Revival style but simplify detailing for a streamlined, contemporary look. Coach homes and townhouses range between $280,000 and the mid $300,000s. Single-family homes generally range from $400,000 to $800,000, but waterfront lots, in-ground pools and floor plans bigger than 3,000 square feet can push prices as high as $1.8 million.Manatee Park and outdoor recreation
Manatee Park is about 2 miles outside Verandah. The verdant green space sits by the Orange and Caloosahatchee rivers’ adjoining canal. Aptly named, it’s a popular place to view endangered Florida Manatees. The park also has a playground and a public kayak launch. However, according to Jordan, most Verandah residents stay in the neighborhood for recreation. As early as seven in the morning, folks are outside jogging, biking and walking dogs around the community’s 9-mile trail system. The neighborhood also has a dog park where four-legged friends can get active, too. “We’re a community of dog lovers,” Jordan says. “My girlfriend and I were walking to Publix with my 90-pound lab, Oakley, and someone drove by and yelled, ‘Hi, Oakley!’ My girlfriend asked me who it was, and I had to tell her I have no idea, but they must know Oakley.”The IB program at Riverdale High School
Verandah is served by the School District of Lee County. Manatee Elementary School is one of the smaller elementary schools in the area, with 800 students. It’s ranked B-minus on Niche and offers before- and after-school care. Oak Hammock Middle School is rated B-minus. Riverdale High School is just outside the neighborhood. It’s graded B and offers AP courses, trade school programs and a strong International Baccalaureate (IB) program. Home of the Raiders, the school has several sports teams, including baseball, basketball, golf and beach volleyball.The Verandah Club
The Verandah Club is a private country club in the neighborhood. While separate from the homeowner’s association, the two organizations work closely together to underpin an active social and recreational scene. Memberships are mandatory, although non-golfers can opt for social memberships rather than all-inclusive option. The club’s championship golf courses — designed by Jack Nicklaus and Bob Cupp — cover a lot of land throughout the community, providing many homes with fairway vistas hedged by mature oak hammocks. An avid golfer, Singer says they’re the most pristine courses she’s ever seen. “There’s not a piece of grass out of place. And I’m not saying this lightly. I’ve played everything from Venice to Naples.” Other amenities at the Verandah Club include tennis, pickleball and bocce courts, a Junior Olympic-sized pool, a fitness center and a restaurant called the River House. Right on the Orange River, the River House’s patio is always busy, especially between November and March when manatees migrate down the waterfront.A short drive to Fort Myers
It’s a straight 10-mile shot down Palm Beach Boulevard to the heart of Fort Myers and only 4 miles to the closest ramp onto Interstate 75 entrance. Southwest International Airport is just under 20 miles south via I-75. The nearest hospital, Lee Memorial Hospital, is about 10 miles away.The Shops at Verandah
Palm Beach Boulevard runs along the north side of the community, connecting the neighborhood to various nearby commercial areas with take-out spots and fast-food joints. The Shops at Verandah is a small shopping plaza connected to the community by a private road. Jordan says that some residents even ride golf carts to pick up their groceries using the exclusive thoroughfare. The plaza has all the errand stops: Publix, a pharmacy, a bank, a gas station and a liquor store. Beef ‘O’ Brady’s, a popular family restaurant chain, has a location there, too, serving up Irish-American cuisine under the glow of sports-tuned flatscreens.
