Just north of Crystal Lake, Illinois, where winding residential lanes and farmlands meet, is the sparsely populated though conveniently located village of Bull Valley. Teetering on the edge of rural and suburban living, the village is home to around 1,000 residents, with new developments slowly increasing the population in recent years. While Bull Valley is largely residential, locals are just a short drive from the amenities of Woodstock, McHenry and Crystal Lake.

When the village was founded, the rolling hills and woodlands were zoned into 3 and 5-acre lots, and current residents still enjoy a sense of privacy from their neighbors. Homebuyers will find houses hitting the market with a wide range of price points. Those looking to build can snag a 2-acre lot for $95,000 or a 5-acre lot for $130,000. Four-bedroom split-levels with 2,000 square feet and half-acre lots hit the market for $375,000, while, on the higher end of the market, there are seven-bedroom brick cottages with over 7,000 square feet, three-car attached garages and 10-acres of land listed for $1.5 million.

Valley View Elementary School hosts around 500 students and has an average student-to-teacher ratio of 13-1. A short drive east is Parkland School, serving students in grades six through eight. Middle schoolers will find numerous sports related summer camps to get involved in, including ones centered around golf, running, basketball and pole vault. After the eighth grade, students of Bull Valley can head to McHenry High School, home of the Warriors, which boasts an impressive A-minus overall Niche grade. Over 50 extracurricular activities are offered at McHenry High, including clubs centered around bass fishing, breakdancing, gardening and creative writing.

Golfers of Bull Valley need not travel far for well-maintained greens and fairways, with three golf facilities across the village. Boone Creek Golf Club is home to the only 27-hole course in McHenry County, providing various ways to traverse an afternoon of 18. The community’s north end is home to the Boone Creek Conservation Area. With 608 acres of meadows, woodlands and wetlands and a 2-mile hiking trail, the preserve is a great place to get out and enjoy the fresh air. Over a mile of the path is also accessible to horseback riders. After exploring the area, folks can stop to enjoy a packed lunch at the shaded picnic pavilion. Dog lovers can bring their four-legged friends to Still Farm Dog Park to get some off-leash exercise in the 7-acre enclosed field.

At the corner of Thompson Road and Route 120 is Bull Valley Farm Country Store. The farm has been family-owned and operated since it first began operations in 1940. Store patrons can shop for fresh milk and eggs, Illinois cheeses, baked goods, local honey and more. “There are lots of shopping and dining options in the McHenry area, and a selection of shops have opened on the riverwalk where local artisans can sell their artwork,” says Jackie Nelson, a local real estate agent with Berkshire Hathaway HomeServices.

For a larger selection of grocery items, head east on 120 to the McHenry Jewel-Osco. Teame Bobo is a few doors down, where folks can order a refreshing tea or smoothie alongside an order of crab Rangoons. In downtown McHenry, along the banks of the Fox River, are the McHenry Riverwalk Shoppes, where visitors can peruse the products of local artists and small businesses. Bull Valley residents can return home from McHenry along the village’s quiet country lanes.
