Older homes on the Colorado River
Sitting on the banks of the Colorado River, just across from the casinos in Laughlin, Nevada is Riviera, one of the oldest neighborhoods in Bullhead City. “Back in the 1960s, people from California and Nevada would come across the river and buy up a piece of land and just build a manufactured home to save money, and a lot of those properties are still there today,” says Lois Briesemeister of US Southwest LLC, who has over two decades of experience in the area. “The river and the casinos are really what Bullhead City is all about, and this neighborhood has quick access to both.” While homes from the 1960s and 70s are prevalent, newer builds have gone up right along the banks of the river with private beach and boat access. Prices in the area vary greatly, depending on how close they are to the water. Riviera has a CAP Index crime score of 4, on par with the national average, and has higher rates of some violent crimes compared to the U.S. as a whole.
Beach access at Bullhead City Rotary Park
Just south of Riviera is the massive Bullhead City Rotary Park, a 300-acre recreation destination with beach access, a boat launch area and fishing piers. Youth sports teams play games at its lighted baseball, football and soccer fields. Dogs run around at the dog park and people compete at its tennis, pickleball and basketball courts. Just 2 miles north is Ken Fovargue Park, which has a splash pad, playground equipment and open green space. Within the neighborhood, people can walk on a riverfront pathway called the Trail of Memories to the Arizona Veterans Memorial, where a circular group of columns surrounds an eternal flame. Planet Fitness is in the neighborhood for indoor exercise, and the Laughlin casinos are just 8 miles away, offering table games, slots and more.

Dining and drinking at CoVeu
Residents visit CoVeu Drinkery and Eatery for brunch, lunch and dinner. The restaurant has views of the Colorado River and offers burgers, cocktails in pint glasses and a Bloody Mary with dressings like bacon and onion rings. CoVeu also has pool tables and a stage where bands play and people sing karaoke. Agaves is a Mexican spot with patio seating and neon beer signs on its brick walls. Locals go there for frozen margaritas and taco platters. Asian fusion classics are served at MeYouThai Attarote, where the dining room is full of brightly-colored tables and chairs. Grocery shopping is simple, with Smith’s and Walmart within a mile of many homes.

Manufactured, ranch-style and large villa homes
Manufactured homes in Riviera cost between $82,000 and $235,000, while ranch-style builds cost $270,000 to $375,000. “These properties are good for first-time buyers or investors looking to get into the market,” says Briesemeister. There are a few multistory, fully renovated homes on the river in the $800,000 to $1.2 million range. Manufactured homes have fenced-in areas with cactus plants or rock landscaping, while ranch-style homes offer private driveways and multicar garages. Waterfront homes have private beach access and boat docks. Houses sit close together on small lots along quiet desert roads. “It’s quite congested compared to a lot of the surrounding neighborhoods,” says Briesemeister.

Mohave High is known for the arts
Kids attend the Bullhead City School District, beginning at Desert Valley School. Desert Valley has a B-minus grade on Niche and a 17-to-1 student-teacher ratio. Bullhead City Middle School has a C-plus ranking, and Mohave High earns a C. Mohave students can participate fine arts programs, like drama club, the Mohave Singers and the Mohave Thunder Band & Guard. The band and choir have concerts and attend competitions throughout the year.
Taking Highway 95 up to Las Vegas
Riviera is just a couple of blocks west of Highway 95, which takes locals 8 miles north to Laughlin. The highway also leads to Fort Mohave, 8 miles south, and Las Vegas, 104 miles to the north. The neighborhood has no public transportation, so locals rely on cars to get around.
