Golden Shores is an unincorporated area of two subdivisions sitting on Goose Lake, halfway between Lake Havasu City and Fort Mohave. “Over the past few years, a lot of people have moved to the area because prices are so much cheaper than living in Havasu or Mohave, but you have access to all their amenities,” says Lisa Pierucci of Lake Havasu Properties, who has a decade of experience in the area. “You hop on the highway, and you can be at the Walmart in 20 minutes, whereas it might take someone in town 10 to 15, so you’re getting a wildly better price point for five minutes of time.” The neighborhood is made up of the Golden Shores and Topock subdivisions, walking distance to Goose Lake a reservoir on the Colorado River that provides scenic views and recreation opportunities.

Manufactured homes off the grid
Nearly all the homes in Golden Shores and Topock are manufactured homes from the 1990s with two or three bedrooms. These properties cost between $158,000 and $300,000 and feature private parking. Homes don’t have yards, but some have cactus plants or rock features. Properties sit on quiet desert roads that don’t have sidewalks. “Neighbors aren’t on top of each other, but there is a sense of community,” says Pierucci. “Most homes in the southern part of the neighborhood also have views of the water.” The community has a CAP Crime Index score of 2 out of 10 compared to the national average of 4.

Fishing in Goose Lake
Goose Lake is the primary recreation spot for residents of Golden Shores. Goose Lake is regularly stocked with fish for local anglers. The lake also has its own beach, complete with lifeguards and a concession stand. Goose Lake Beach is a sand beach with a swimming area, diving platform and picnic area. The Mohave Desert Veterans Memorial Park has a picnic area and a walking path. “A lot of people actually bring their ATVs out and go off-roading in Golden Shores,” says Pierucci. “There aren’t tracks, but people just go riding in the open desert.” The community comes together each Patriot's Day for a parade honoring America.

Lunch at Silver Dollar Chuck Wagon
Residents dine at the restaurants along Oatman Highway. Silver Dollar Chuck Wagon embraces the area’s old western roots with longhorns on the wooden walls. The casual spot also has TVs behind the full bar and offers everything from burgers to breakfast burritos. Hooch’s 66 Bar & Grill has pool tables and a stage for live music on the weekends. There’s a smoker out back that cooks up ribs, brisket and more. Palm trees and a tiki-themed outdoor patio provide the fun at Blondies Route 66, a spot known for its burritos and fajitas. Locals can shop at Family Dollar or head 15 miles down Highway 95 for access to Safeway and Walmart.

River Valley High has career academies
Kids in Golden Shores head to Topock Elementary School. Topock Elementary is a K-8 school with a B-plus Niche rating from Niche. Teens attend River Valley High School, part of the Colorado River Union High School District. The C-rated school has programs where students can learn vocational skills in welding, fire science, law enforcement, culinary arts and graphic design disciplines.
Quick access to Interstate 40
Highway 10 intersects the neighborhood and provides access to Interstate 40, just a few miles to the south. Residents can take 40 east for 55 miles to Kingman or hop on Route 95 north for 123 miles to Las Vegas or south 35 miles to Lake Havasu City. There’s no public transportation in Golden Shores, and the closest major airport is Harry Reid International in Las Vegas.
Golden Shores is a short drive to I-40, connecting the area to Kingman and Los Angeles.
