Manufactured homes on quiet roads
The majority of the properties in Willow Valley are manufactured homes costing between $125,000 and $315,000, with a few ranch-style houses mixed in costing $300,000 to $400,000. Many are surrounded by chain-link fences and sit on quiet, dusty roads. Homes don’t feature landscaped yards, but some have rock gardens or mature palm trees to shade from the desert sun. Most do have private parking spots, so the streets are not lined with cars. Despite the rural nature of the neighborhood, lots are close together and don’t feature the acreage like some areas of Mohave Valley. “There’s an HOA, which isn’t common in these areas, but they put together all of the events that bring the community together,” says Klier.Community events at Willow Valley Club
Many residents are within walking distance of the Colorado River, a popular spot where locals can fish, go boating or kayaking. Many park their boats at Willow Valley Club for community events. The clubhouse is home to a weekly painting class on Wednesdays, a bingo night once a month and ping pong and shuffleboard tournaments throughout the year. “There’s always something going on at the clubhouse, and residents check out the community Facebook page to stay updated,” says Klier. Just a couple of miles from the neighborhood is the El Rio Golf Club, a public 18-hole championship course that also features a pro shop and extensive practice areas. Golfers can enjoy the rocky views of the Mohave Valley in the distance. Residents also visit the Spirit Mountain Casino for slot machines and video poker.Riverfront dining in Needles
For dining and shopping, locals will need to go outside the neighborhood. Needles, California, is 7 miles south and has several options. At Riverfront Café, diners have views of the Colorado River and are shaded by mature palm trees on the patio while eating burgers and sandwiches. Sabor Y Cerveza is a classic Mexican spot with pinatas and flowers dangling from the ceiling. Right next to Rivers Edge Golf Course is the W19th Hole. The restaurant has high-top tables inside, and dogs are welcome on the patio, where diners can enjoy wings and other bar food at the picnic-style seating. For groceries, Family Dollar is 3 miles south of the neighborhood, and Walmart and Safeway are both 7 miles north.Willow Valley served by multiple school districts
Kids in the neighborhood attend Fort Mohave Elementary School, part of the Mohave Valley Elementary School District. The K-8 school holds a B-minus grade on Niche. Teens go to River Valley High School, which is part of the Colorado River Unified School District and holds a C-plus rating on Niche. The Dust Devils’ football and soccer teams play at the Anderson Auto Group Fieldhouse, a 126,500-square-foot facility holding 4,500 fans, while the golf teams practice at nearby El Rio Golf Club.Taking 95 north to Vegas
Highway 95 borders the neighborhood to the east and provides access to the rest of the Mohave Valley. Locals can take the highway 115 miles north to Las Vegas, which is also the nearest major airport. Bullhead City is off the highway 18 miles north, while Laughlin, Nevada, is 21 miles northwest.
