Retail on Magnolia, Burbank and Victory boulevards

Magnolia Boulevard sits in the center of Chandler Park and provides a walkable commercial hub that spans dozens of blocks. Restaurants range from Original Tony's Italian Deli, a no-frills sandwich shop, to family-owned World Empanadas, best known for its vegan options. Burbank Boulevard, the community’s northern edge, has shops like Burbank Sportscards, which specializes in collectible cards. This area also has entertainment options, from Go Karts at K1 Speed to comedy shows at The Nitecap. Victory Boulevard, on the neighborhood’s east side, has a shopping center with big-box stores and an ALDI supermarket. This area also has companies, from Nickelodeon to Burbank Water and Power.

Ranch-style homes, bungalows and Tudor cottages in Chandler Park

Just west of downtown Burbank, Chandler Park is mostly residential, composed of streets lined with single-family homes and ficus trees. The lawns in the area have enough space for garden beds, sometimes landscaped with agave plants and rose bushes. Most homes come with backyard patios, driveways and detached garages. Plus, the neighborhood has views of the Verdugo Mountains, located north of the city. Most of the architecture consists of midcentury ranch-style homes, although there are some bungalows and Tudor cottages. Bungalows range from $850,000 to $1 million, while Tudor cottages are priced between $2 million and $2.5 million. Ranch-style homes range from $1 million to $1.7 million, the higher end reserved for houses with significant renovations and additions. On average, houses in the area stay on the market for 22 days, compared to the national average of 46 days.

Highly rated schools, including Walt Disney Elementary and John Burroughs High

On Niche, Walt Disney Elementary School has an A rating. Dolores Huerta Middle School has an A-minus, while John Burroughs High School earns an A. The high school’s boys and girls teams both won national squash championships in 2024. “Burbank has always been desirable for the schools. People who are tired of paying for private schools go to Burbank,” Starleaf says. For higher education nearby, there’s the University of Southern California and University of California, Los Angeles.

Green spaces from Chandler Bikeway to Olive Recreation Center

Chandler Bikeway, which runs in the middle of Chandler Boulevard, is a 2-mile-long rail trail surrounded by homes. Lined with crape myrtles and pollinator gardens, this paved path provides a centrally located area to walk a dog, jog, scooter and bicycle. On the south side of the neighborhood, George Izay Park is instantly recognizable, with a Lockheed F-104 Starfighter jet rising from its grounds. The recreation space offers many activities, with a shaded playground, tennis courts and ballfields. It’s also home to Olive Recreation Center, which houses a gym and a basketball court. Lincoln Park, also on the south end of Chandler Park, has sculptures along walking paths shaded by willow and evergreen trees. Buena Vista Branch Library is next door, so visitors can easily check out a book and read it on a park bench. On the neighborhood’s north side, Burbank 5 Points Monument provides a green space with a sculpture of Dr. David Burbank, the city’s namesake.

A 10-mile drive to LA and more transportation

Via Interstate 5, downtown Los Angeles is about 10 miles south of the neighborhood. Many jobs are close to home with major nearby employers like Nickelodeon, Warner Bros. Studios and Disney, which has been headquartered in Burbank for over 80 years. Public transportation includes the downtown Burbank Metrolink Station as well as the Metro and BurbankBus systems. The closest major airport is the Hollywood Burbank Airport, only a few miles away from the community.
