Flat farmlands turned small-town suburb next to Downtown Beaufort
Burton was mostly flat farmlands from the 1960s through the ‘90s; but over the last 20 to 25 years, its transitioned into a more rural suburb. New Traditional farmhouses in organized subdivisions now sit next to the original ranch-style homes. A shopping complex just opened in the center of the community, at the crossroads of U.S. Route 170 and Highway 21. Just a few miles from Downtown Beaufort and the Marine Corps Air Station, Burton’s central location and recent growth are just a part of what make the neighborhood appealing to home buyers. A neighboring resident and Realtor with Carolina Realty of the Low Country, Connie Rambo says, “A lot of people like it’s smaller hometown feel, and even with all the growth, it still feels that way.”
Older ranch-style homes and farmhouses in new subdivisions
Most of the homes in Burton were built between the 1960s and ‘90s. They reflect traditional ranch-style architecture, with low-pitched roofs stretching across brick or vinyl exteriors. Each house offers some form of private parking, whether it be an attached one-car garage, a breezy car port or just a paved driveway. On average, these older, inland properties range between $225,000 to $500,000. On the southwest edge of Burton, an identical ranch-style home with Broad River views and a private wooden boat dock can range from $500,000 to $900,000.
Over the last 20 to 25 years, Burton “has seen a lot of different builders come in and develop new subdivisions,” Rambo says. Two-story New Traditional farmhouses with wide front porches sit neatly along planned residential streets in the Shadow Moss and Mint Farms communities. Most of these newer homes have hardy plank siding, which “is a really big deal around here,” Rambo says. “It can protect your house better and withstand storms a lot better than just wood or even vinyl.” These listings usually range from $300,000 to $450,000.
Inland properties in Burton tend to be older and can feature a one car garage.

Integrated international programs at Beaufort County Schools
Burton is home to three Beaufort County Public Schools, and many others sit just outside its boundaries. The district’s School Choice program allows students to participate in specialized programs that might not be offered at the school they’re zoned for. Many kindergarteners begin at Broad River Elementary, which scores a B on Niche. Beaufort Middle School sits a few miles away in Port Royal and earns a B-minus. Back in the neighborhood, Robert Smalls International Academy is a public magnet school that gets a C-rating. Its kindergarten through eighth grade curriculum adopted the Cambridge International program in 2021. Students can continue their Cambridge studies at Battery Creek High, which scores a B-minus.

Easily commute to the Marine Corps Air Station
U.S. Highway 170 and U.S. Highway 21 intersect in the middle of Burton. From the crossroads, the Marine Corps Air Station is 3 miles north and Parris Island is about 7 miles south. Highway 21 becomes Business Route 21 along the northeast edge of the community. It connects to Downtown Beaufort and the Beaufort Memorial Hospital in about 5 miles. Heading southwest, Highway 170 takes locals to Interstate 95 where they can access the Savannah/Hilton Head International Airport in about 40 miles.

Beaufort Station is Burton’s brand-new shopping complex
Beaufort Station is a 200,000 square-foot shopping complex that opened in the heart of Burton in 2024. Along with chain retailers like Homegoods and Ulta, the shopping center will eventually include four national restaurants that developers have yet to reveal. The local Walmart Supercenter and a smaller retail strip with similar department stores sit directly across the street. Residents can drive just a bit further down the road to order Sake House’s half-priced sushi every Monday through Thursday.

Burton Wells Park has eight new pickleball courts
Burton Wells Park extends across 300 acres of land along the neighborhood’s west edge. Its pine tree forests form thick walls around the baseball complex and soccer fields, where local kids compete on community leagues each spring and fall. Eight brand-new pickleball courts opened across the tree wall beside the central recreation center. Folks can workout at the indoor gym here or walk around the corner to work up a sweat on the park’s Xtreme Ninja Course. The Burton Wells Dog Park is a favorite for many residents. Next to the high school, Battery Creek Pool fills with inflatable slides and other floating obstacles on the first Saturday of each month for the Slip N Splash kid’s event.

Hear the sound of freedom pass overhead and weather
The northwest portion of Burton lies within an Air Installation Compatible Use Zone (AICUZ), meaning the Air Station’s fighter jets fly overhead from time to time. While this may be a problem for some, local Realtor with BHHS Bay Street Realty Group, David Willingham says that’s usually not the case in Beaufort County. “I guess it depends on who you ask, but that’s the sound of freedom to most of us around here.”
