The small village of Butler offers Waukesha County taxes and easy access to Milwaukee
Straddling the border of Waukesha and Milwaukee counties, the village of Butler can be easy to miss while driving along nearby highways. “It’s so small that it gets overlooked. When people are searching for homes, they don’t even think to plug in Butler because of its size, but it’s really a sweet, little spot - a hidden gem,” says Beth Jaworski, a Realtor with Shorewest Realtors, Inc. who has bought and sold several properties in the area. “It’s a quiet, sleepy little community with lower taxes. You’re five minutes from a major thoroughfare with Target and Home Depot, as well as from the freeway that will take you to downtown Milwaukee or Madison.” Fewer than 1,800 people call this tiny suburb - less than a square mile in size – home. However, Butler’s small community has uniquely close access to urban amenities and local industrial jobs while enjoying significantly lower county taxes.

Vintage homes lay around the corner from industrial areas
Founded in 1913 as a community of railroad and factory workers, Butler retains an early-20th century aesthetic along its grid-patterned streets. Ranch-style homes and the occasional Dutch Colonial property, most of them built in the first half of the 20th century, can sell for between $220,000 and $420,000. The average street has at least one sidewalk, behind which sit dense collections of vintage houses. Industrial districts surround Butler, offering both employment opportunities and buffers against the noises emanating from U.S. Route 45 and Interstate 41.

Butler has a small retail district blocks away from a large shopping center
Though Butler is almost entirely residential or industrial in its zoning, it has a small retail district along Hampton Avenue. “It’s a nice little community with a main drag that includes city hall, the grocery store and the library,” Jaworski says. This corridor also includes a handful of diverse eateries. “The Butler Inn is a treasured local place; they have turtle soup that everyone loves and great fish fries,” Jaworski says. White Jamoon specializes in Caribbean dishes like oxtail, Jamaican jerk chicken and Barbadian macaroni pie. Three miles down 124th Street, Aldi is the nearest grocery store, and that same road is home to the Shoppers World of Brookfield strip mall and its big-box retail.
There is a convenient downtown area in Butler with local shops and restaurants.

A-rated education at Hamilton schools
Students in southern Butler can attend the Hamilton School District, while those in the northern third of Butler can learn at the Menomonee Falls School District; both districts receive A ratings from Niche. The A-rated Hamilton High School, which serves most of Butler’s students, encourages innovation through a high-tech graphic design workshop and a regionally competitive robotics team.

Butler's parks and skateparks offer indoor and outdoor recreation venues
Frontier Park, located along the Menomonee River, serves as Butler’s main outdoor recreation venue. Three baseball fields share this park with tennis and basketball courts and the Florence Liebl Playground, while paved walkways follow the course of the winding river. Butler Skateland offers indoor space for roller-skating, while the nearby Cream City Skatepark lets skateboarders practice their kickflips in its wooden bowl and its assortment of boxes and ramps.

Interstate access to the rest of Milwaukee
Butler’s location along Interstate 41 facilitates access to downtown Milwaukee 10 miles away, while Milwaukee Mitchell International Airport is a 19-mile drive to the southeast. The nearest health care center, the Froedtert Hospital in Wauwatosa, is a 6-mile drive down the highway.
