Small Northwest Georgia city with big things on the horizon
While many have never heard of Calhoun, this small city has become the focus of investors, employers and Atlantans looking for affordable homes and a slower pace of life. Nicknamed the “Carpet and Flooring Capital of the World,” multiple manufacturing plants, including Mohawk and Shaw, sits on the city’s south side and offer employment. The city’s population grew about 30% between 2003 and 2023 and continues to rise, with an estimated 19,500 residents as of 2024. “It’s a fully developed small town. They have healthcare, they have great schools, and it still has a small-town feel,” says Mike Stott, a Realtor with Stott Homes who sells throughout northwest Georgia. “Is it as fancy as Woodstock or Alpharetta right now? No. But it’s getting there.”

Ranch-style and New Traditional homes common
Calhoun offers a mix of ranch-style homes built between 1950 and 1970 and New Traditional-style homes from the 2000s. They sit spread out on lots spanning an acre or more, often surrounded by tall trees, giving residents plenty of space and privacy. The median price for single-family homes is about $300,000, about $150,000 lower than in nearby Atlanta. Townhouses are also available, with a median price of about $270,000.

Heart rates rise at Calhoun Recreation Center and Paradise Drag Strip
Calhoun Recreation Center offers a bounty of open spaces and includes baseball fields, a playground, pickleball courts, a pool and a football field. Adventurous residents head to Calhoun Motocross for off-road biking and to Air Adventure Flight Instruction for flight lessons. Calhoun is also home to Paradise Drag Strip, a popular car racing track that hosts regular races, car shows, swap meets and other events.

Kids attend schools within A-rated Calhoun City Schools
The Calhoun City Schools district serves the community and rates an A on Niche. No private schools are in the city, but A-rated Georgia-Cumberland Academy is nearby. Georgia Northwestern Technical College is on the city’s west side and offers courses in many fields, including cybersecurity and healthcare.

Downtown Calhoun and Wall Street offer shopping, dining and entertainment
Calhoun’s quaint downtown district spans several walkable blocks of Wall Street and Park Avenue in the city’s center. Its historic shop facades have been kept intact, with locally owned boutiques, restaurants and coffee shops inside. Grocery stores, restaurants and services are located along the rest of Wall Street and in various shopping centers. Calhoun Outlet Marketplace offers popular retailers like Nike Factory Store and Old Navy Outlet. Calhoun is only one of three cities in Georgia to have a Buc-ee’s, a huge perk for many residents. The famed gas station and convenience store is located on Union Grove Road. “The only thing Calhoun is missing is a Costco, which is 30 miles down the road,” Stott laughed.The Harris Arts Center offers kid-friendly events, art classes and camps. The GEM Theater is a Calhoun institution and a popular destination for live music, comedy and its free movie series. AdventHealth Gordon is the major hospital in the community, with additional medical and dental offices nearby.

BBQ Boogie & Blues Festival and Snowman Spectacular
bring the community together
The BBQ Boogie & Blues Festival takes place downtown every April, featuring music, family-friendly activities and a barbecue competition. In December, residents build snowmen from weather-resistant materials for the Snowman Spectacular and the community votes on the best one. The multi-day event also includes food trucks, train rides and a visit to Santa’s workshop.
I-75 and MATS buses keep residents moving
Interstate 75 and U.S. Highway 41 run through the city. Residents take I-75 to get to Marietta, about 55 miles away, and Atlanta, about 70 miles away. Chattanooga is about 50 miles north. Residents needing public transportation can reserve low-cost rides on the Mountain Area Transportation System (MATS) bus line. The Chattanooga Metropolitan Airport is about 50 miles away and offers domestic flights, and the Hartsfield-Jackson Atlanta International Airport is about 80 miles away and offers domestic and international flights.
A look at Calhoun's crime and weather
In 2023, the Calhoun Police Department reported that its caseload remained average compared to 2022’s numbers, with property crime, domestic disturbances and traffic-related incidents being the most common. It also noted that violent crime statistics are like those of nearby communities and that while the number of DUI arrests went up, it was due to a concentrated effort to crack down on such incidents.
Although rare, Calhoun can experience damage from hurricanes, including flooding. Tornadoes are also a possibility.
