Peaceful island community with full-time residents
Located about 60 miles north of Seattle, Camano is surrounded by water flowing into Puget Sound. Though residents must drive across the Camano Gateway Bridge to reach the Washington mainland, “What’s nice is it has the feel of an island without having to rely on a ferry,” says Ellen Bruya, Realtor at Preview Properties, Inc. with over 25 years of experience in the area. “It used to be a summer community, but they have built some schools on the island because the population has grown.” An influx of people moved here during COVID, bringing the island’s year-round population to about 20,000. The city is part of Island County, where violent and property crime rates are consistently lower than state and national rates. Camano spans about 40 square miles offers a quiet, slow-paced lifestyle; whether they’re walking among the driftwood or driving the single-lane, tree-lined residential streets, residents enjoy nature infused in everyday living.

Two state parks with public beach access
Camano Island is surrounded Saratoga Passage, Skagit Bay and the strait of Port Susan. Life on the water means plenty of opportunities for kiteboarding, kayaking, crabbing and clam digging. Locals have a good chance of spotting a migrating bald eagle or gray whale. Some neighborhoods have private beaches, while local and state parks have public beaches. Between Cama Beach Historical State Park and Camano Island State Park, there are hundreds of acres of camping grounds and wooded hiking and biking trails. Camano Island also includes facilities for golfing and zip-lining. Camano was one of the first communities in the U.S. designated as a Community Wildlife Habitat, so many residents are intentional about sustainably maintaining their yards.

Camano includes full-time residents and second homes. The median price for single-family homes is about $730,000. Waterfront properties with panoramic views are more expensive, while inland residences tend to cost less. The market includes contemporary new homes on the water for around $2 million and inland ramblers for about $400,000. Home prices have increased by about 9% over the course of 2024. The neighborhood of Utsalady on the north end of the island is close to the Camano Gateway Bridge and to the island’s limited shopping.

Cross the Camano Gateway Bridge for schools and medical care
Camano is not bikeable or walkable, and State Route 532 is the only road to the mainland. Free Island Transit buses connect passengers to Stanwood, the nearest town on the mainland. Part of Stanwood-Camano School District, rated B-minus on Niche, two elementary schools are on the island, and the middle and high schools are on the mainland. Cascade Valley Hospital is about 25 miles away. Limited domestic flights leave from Paine Field Airport, about 40 miles away.

Limited shopping and dining, more options on the mainland
Camano has a few local spots for antiquing, thrifting and dining out. “The little shopping area is quite a meeting place with a coffee shop, a really good bakery, a bank – and the grocery store has improved,” Bruya says. Otherwise, Stanwood has supermarkets and Mount Vernon and Smokey Point have big box retailers.

The flourishing local art scene
Nature attracts artists to Camano, and the Camano Arts Association hosts art tours through various galleries and studios. “There’s quite an artist’s colony out there,” Bruya says. “They have certain days that the different galleries are open, and a free studio tour every spring.” Each February, the Northwest Glass Quest invites participants on a ten-day scavenger hunt for decorative glass balls handmade by local artists.

Sunny skies and sea level rise
Living among nature means residents are prepared for environmental risks. Late fall may bring mudslides and landslides. Cama Beach gets hit with storm surges, and floods will increase in the coming years. The once-popular Cama Beach cabins are not reopening partially because of sea level rise. On the bright side, western Washington – including Camano – experiences more sun and less rain than other parts of the state.
