Cammack Village is a small city within Little Rock

Cammack Village is a small city known for its riverfront parks, miles of trails and established homes. The community is home to just under 800 residents but operates under its own government, police and fire departments. Despite an EF3 Tornado in 2023 causing damage to the city and surrounding areas in Little Rock, Cammack Village is rebuilding itself, primarily due to its long-standing neighbors. "It's just a really sweet place to live. There is such a strong sense of community," says Stacy Hamilton, an Executive Broker with Coldwell Banker who sells houses in the area. "It's one of our top areas in Little Rock because it is tight-knit and walkable." Just north of Midtown and 6 miles from Downtown Little Rock, though Cammack Village doesn't have any retail, it's just a quick drive to The Heights, a popular upbeat neighborhood known for its shopping and dining.

Annual events held at Baker Park

Despite the challenges of the EF3 Tornado, Cammack Village's sense of community remains strong. Neighbors came together for cleanups, food banks, and clothing drives, while beloved annual events at Baker Park continue to bring neighbors together. In April, locals gather at the park in the morning for the Easter Egg Hunt or to meet before the Christmas Parade in December. Other standout events include the 4th of July parade and the Family/Pup Fun Run, a 5k run organized to highlight the community's growth.

Biking the Arkansas River Trail

On the corner of Greenwood and Audubon Street, Baker Park is the central hub of activity for Cammack Village. This greenspace offers a handful of picnic tables and a gazebo, usually complete with neighbors gathering for events or birthday parties. The park has tennis courts, a shaded playground, a looped trail and a koi fishpond. Found 2 miles north of Baker Park is the 17-mile Arkansas River Trail. "Being able to get to the trail easily is a big deal for local cyclists and running enthusiasts," Hamilton says. The Big Dam Bridge is a part of the river trail and is notable for being North America's longest pedestrian and bicycle bridge. The bridge is a convenient pathway between Little Rock and North Little Rock. Murray Park is a recreation site along the river, with kayaking, boating, or fishing opportunities. Nearby attractions include the private, members-only Country Club of Little Rock and the award-winning Little Rock Zoo.

Heading to The Heights for dinner

WhiWhile lacking a distinct commercial area, residents can easily reach nearby shopping centers, restaurants and grocery stores. Edward's Food Giant is along Arkansas 10, and Kroger is on North Polk Street.  Within a 2-mile radius are Park Avenue Shopping Center and Park Plaza Mall, which, despite a few store closures, is still a go-to with three floors of retailers. Located in The Heights, a trendy upscale neighborhood, the Heights Taco & Tamale Co. is noted for creating a new category of food: Ark-Mex. Just up the road, ZAZA is more than just a spot for Neapolitan pizza, offering a variety of Italian-style gelato. The Hillcrest Farmers Market is held at Pulaski Heights Baptist Church on Saturdays for year-round produce.

Mix of older and new construction near Arkansas River

Cammack Village is a primarily residential enclave lacking sidewalks, which ensures privacy. Contemporary, Modern, New Traditional Craftsman bungalows and ranch-style homes from the 1940s and 1950s line the narrow streets, but new construction in 2023 and 2024 is slowly shifting the housing options. Verdant and well-maintained lots are enriched with elm and white oak trees casting shades over paved driveways. Some larger properties offer riverside views right in their backyard. Prices can range from $250,000 for a three-bedroom needing TLC starting at 1,100 square feet to over $900,000 for renovated three bedrooms over 3,700 square feet. An EF3 tornado devastated Little Rock on March 31, 2023, causing damage to some homes. Future homebuyers should make sure they have windstorm insurance. "The area is attractive, so people want to live there," Hamilton says. "But many of the smaller homes were being rented or had tornado damage, so they can buy the lot, tear down the original home and build a larger one."

Walking distance to Jefferson Elementary School

Though Cammack Village is a city, families will be a part of the Little Rock School District. Within the small town is Jefferson Elementary School, which receives an A-minus rating on Niche. Students will advance to B-rated Pulaski Heights Middle School and A-graded Central High School. Middle schoolers have several after-school clubs centered on poetry, the environment, tennis, and FBLA. Central High's claim to fame is that it was named "The Most Beautiful High School in America" by the American Institute of Architects. The high school is also home to the Freshman Academy and International Studies Magnet Program, for opportunities to study foreign languages.

Close to Arkansas 10 and Interstate 630

Locals know not to drive too fast in Cammack Village, as the city enforces a strict 25 MPH speed limit. The village's main thoroughfare is Cantrell Road, which peruses through Little Rock as Arkansas 10. That road connects locals to Camp Joseph T. Robinson, home to the Arkansas National Guard, in just 13 miles, making commuting to work under half an hour. Other nearby highways include Interstate 430 to the west, Interstate 30 to the east, and Interstate 630 to the south, getting locals downtown in under fifteen minutes. Cammack Village is 12 miles from Bill and Hillary Clinton National Airport and 2 miles north of CHI St. Vincent Infirmary for 24/7 emergency care.
