What it’s like to live in Campobello
Campobello offers a quiet, rural setting in the foothills of the Blue Ridge Mountains. The small town is known for its spacious lots, many of which are covered in rolling farmland and peach and apple orchards. Nearby recreation hubs range from golf courses to hiking trails with waterfall views. Lively community events, quirky stores and well-loved local restaurants add to this country character. When locals want a bit of city life, Spartanburg sits about 20 miles east, and Greenville is about 30 miles south.

The median sale price in Campobello is around $390,000, which is higher than Spartanburg's median of $230,000 and Greenville's $360,000 median. Larger lot sizes tend to drive prices up, with properties ranging from half an acre to 50 acres. “People move out here when they’re over city life, and they want more space, and that typically comes with a higher price tag,” says Kristy Anderson, a Realtor with Keller Williams who has sold several homes in the area. Ranch styles and New Traditionals on smaller lots typically cost between the lower $100,000s and the mid-$400,000s. Contemporary houses and farmhouses with more land can range from the lower $500,000s to the lower $800,000s. Houses on over 30 acres often command prices from $1 to $3 million.
Where kids go to school
Spartanburg School District One serves Campobello. Kids can attend highly rated options like Campobello Grambling School for prekindergarten through eighth grade, then continue to Chapman High School, which offers career clusters in fields like agriculture, business and education.
Nearby parks, farms and golf courses
Gib Gosnell Park sits at the heart of Campobello with a playground, a baseball diamond and a basketball court. Each May, Family Fun Day fills the green space with bouncy castles and a tractor show. Spring also brings another local tradition: tulip picking at Thompson Family Farms, which later becomes a fall favorite for pumpkin picking and hayrides. Campobello is less than 15 miles from several other popular outdoor destinations, including:

Campobello’s small commercial scene includes a yarn store, a general store and a feed store, along with a handful of local restaurants. Buck ’N Brew serves coffee and ice cream, while Dog House is a drive-through known for its hot dogs, burgers, and wings, and for drawing customers from neighboring communities. “You can talk to people in any nearby town, and they’ll probably know about that hot dog stand,” Anderson says. “It’s a no-fuss, hole-in-the-wall spot that everybody has been to.” For more shopping and dining options, residents head about 5 miles north to Landrum, which has major grocery stores like Aldi and a downtown district with upscale restaurants and antique stores.
Getting To Spartanburg and Greenville
Interstate 26 leads directly to Spartanburg, and State Route 357 connects to Greenville. Traffic becomes more congested closer to these cities, especially during rush hour. “Once you get about 10 miles outside of either city, traffic will back up,” Anderson says. “But driving in the immediate Campobello area is a breeze. The streets are wide, and there’s hardly anyone ever on them.”
