Canaan is a rural town just outside the Berkshires
In 2023, the town of Canaan polled its residents to determine which word best described the community's character. The top three responses were friendly, quiet and rural. That about sums up this Hudson Valley town, where more than 70 percent of the land is covered by forests, and most of the rest is farmland. Canaan is a transition point from the farm-focused New Lebanon and the snowy, alpine woods of Austerlitz. It’s one of the quietest areas in Columbia County, but with 10-minute drives to Chatham and 25-minute drives to Pittsfield, you don’t feel like you are in the middle of nowhere. For homebuyers seeking proximity to the Berkshires without the higher housing costs across the border in Massachusetts, Canaan offers plenty of space to explore.
Lower prices than in Massachusetts, but higher property taxes
Canaan has a mix of rustic cabins, updated historic farmhouses and luxury vacation homes with sprawling yards. Buyers looking in Massachusetts often consider the area because they can get a bit more house for their money just across the New York border. “We do have a lot of buyers…coming from the Berkshires, coming from Western Massachusetts, coming from the suburbs of Boston,” says Joseph Briggs with William Pitt Sotheby’s Realty, who has over 18 years of experience in the area. “Because they've been priced out of the Boston market, and they've been priced out of the Berkshires market, which tends to be a little bit more expensive than the New York side,” he says.
However, Briggs says these lower prices come with a trade-off. “The taxes are higher in New York, but the prices are lower. And then in Massachusetts, the home prices are higher, but the taxes are lower…so your buy-in is higher, but your carrying is lower and vice versa.” Properties in Canaan range anywhere from the mid-$200,000s to the upper $800,000s. Luxury houses with outbuildings and modern amenities, such as pools, can go into the multimillions.
Close to a highly rated boarding school
Canaan is split between the New Lebanon Central School District and the Chatham Central School District. Chatham schools are generally considered one of the higher-ranking districts in Columbia County. You’re also not far from Darrow School, a private boarding high school with a historic campus and agricultural focus about 7 miles north.
What year-round living looks like in Canaan
Whether you are staying here for the long haul or simply visiting on the weekends, there’s plenty to do year-round:
- Summers are a lively time around Queechy Lake, which has a public launch and a membership-only beach maintained by the Adams Point Beach Association.
- To see fall foliage, you can reach hiking trails at the Schor Conservation Area and Beebe Hill State Forest in a few minutes' drive.
- Come winter, those same trails are used for snowshoeing, and Jiminy Peak Mountain Resort is about 15 miles away for skiing and snowboarding.
“You're starting to get higher elevation, which means slightly shorter summers [and] more snow,” Briggs says. Town and state roads are generally cleared of snow quickly, but it's still a good idea to use four-wheel drive in this hilly area.
What to expect from rural living
Canaan offers true rural living, with little to no town center. One of the few stores is the Canaan General Store, which has all the essentials you might expect — hardware items, spices, bulk foods and locally sourced dairy. But the closest major grocery is the Price Chopper in Chatham, about 10 miles away. “There are areas where you have to drive 15, 20 minutes to get a quart of milk or whatever,” Briggs says. “Some little spots in Canaan…can be like that.” Fiber internet is available in several parts of town, while other areas still rely on cable or fixed wireless. Cell service is spotty, especially off the main roads.
How far to reach Albany, Pittsfield and Boston
Interstate 90 and state Route 22 are easily accessible from Canaan if you need to commute. Here’s how close you are to major cities:
- Albany is 35 minutes away and home to the nearest international airport.
- Pittsfield, the largest city in the Berkshires, is about a 25-minute trip and has upscale dining, big-box shopping options and a hospital.
- Lenox is a quaint Berkshire town within a 20-minute drive that’s home to the outdoor Tanglewood amphitheater.
- Boston and New York City are about two and a half hours away.
