Summit, one of Canton’s older communities, continues to go through robust redevelopment. This neighborhood was settled by some of the area’s leading families at the turn of the century. As such, many properties here date back to the early 1900s and reflect styles consistent with the period. Since many of these older residences are in need of renovation, it’s not uncommon to see listing prices significantly under the $100,000 mark. Adding to the community’s appeal is that it’s near a number of green spots like the well-frequented Waterworks Park. It also borders the downtown area, making unique establishments like Milestone easily accessible. This location also means that residents are just a short drive away from nearby major employers like TimkenSteel and many of the city’s festivities, including all the annual Pro Football Hall of Fame Enshrinement Week's celebrations.

A push for redevelopment
New street lamps, recently redone streets and many renovated homes reflect a city-wide push for redevelopment. "Canton is investor central," says Brendan Lammlein, a broker with eXp Realty who has experience in the community. "Investors are usually buying properties that need the work, and homeowners are typically buying them when they are remodeled." These homes, a number of which are now multifamily residences, often date back to the early 20th century. Common styles include Colonial Revivals and unique two-story builds with spacious porches. Prices typically range from $20,000 to $151,000, largely depending on the property's condition. It's important to note that most of these residences do not feature attached garages, so people often park in their driveways or on the sidewalk-lined streets. Summit receives a CAP Index Crime Score of 6 out of 10 compared to the national average of 4.

A convenient location
Summit’s location is ideal for those who work at some of the city’s major employers, including TimkenSteel, whose headquarters are less than 3 miles away via Dueber Avenue and The Beaver Excavating Company, which is less than a 5.5-mile drive via U.S. Route 30. Summit is also conveniently located about 1.5 miles from Aultman Hospital via 6th Street. Locals here enjoy their proximity to Interstate 77, which they can take for just under 10 miles to the Akron-Canton Airport. They can take that same route to Akron, which is less than 25 miles away. While many people here drive, they can also take advantage of the bus routes offered by the Stark Area Regional Transit Authority (SARTA).

Basil, Milestone and other dining hot spots
For food out, Lammlein recommends Basil, a highly rated eatery in downtown Canton known for its Asian-fusion flavors. “I go there all the time,” he says. “I think they have the best sushi around.” Also in the downtown area is Milestone, a spot where people who walk in are greeted with shelves of board games. Locals come here to spend the night playing games with their friends while feasting on gourmet hotdogs and sipping on cocktails. Those wanting to enjoy Italian classics head to Lucca Downtown, an upscale eatery where a pianist often serandes patrons while they enjoy a tasty meal. Those wanting to cook at home can head to the nearby Save A Lot location. For other shopping options, Lammlein says that many people drive to Belden Village, a commercial area home to the popular Belden Village Mall.

Nearby recreational spots
Summit residents have easy access to the many green spaces around the West Branch Nimishillen Creek, including McKinley Memorial Park. Here, many visitors come to check out the McKinley Presidential Library & Museum or see the 25th president’s place of burial — a stately mausoleum that sits atop elevated ground. Just slightly north is Stadium Park, where locals walk on trails along the water and get their workout in at one of the many sports facilities, including the pickleball courts. Another popular spot is Waterworks Park, where locals can show off their basketball skills on the court while kids run off their energy on the playground. There are a number of nonprofits people here can get involved in, including the youth-centric EN-RICH-MENT, which has a community garden in the neighborhood. “Our students and families love our garden,” says Aurora Ross, the nonprofit’s program director. “We work with a lot of groups throughout the community,” she adds.
Monument Park has a 3.4-mile raceway track to walk, run, bike, or just slowly enjoy.

Canton City School District
Children can enroll in the Canton City School District. From kindergarten through sixth grade, they can attend Canton Arts Academy at Summit, which receives a B-minus rating on Niche. Here, students can pick one of five pathways: dance, theater, vocal, visual arts and instrumental. Seventh and eighth grade students can attend C-minus-rated Crenshaw Middle School, where they can take career and technical education courses in various fields, including broadcast media and construction technology. Afterward, many children here head to C-rated Mckinley Senior High School, where they'll have the opportunity to take College Credit Plus classes at partner higher learning institutions, including Kent State University and Stark State College.

Pro Football Hall of Fame Enshrinement Week and other events
Residents are just a short drive away from the Pro Football Hall of Fame, where museumgoers can learn about the sport’s history and the adjacent Tom Benson Hall of Fame Stadium, which seats 20,000 people and is home to the Hall of Fame Game. This event is part of the annual late summer Pro Football Hall of Fame Enshrinement Week. Festivalgoers can check out the Grand Parade, which is complete with unique floats and massive balloons. They can also enjoy the fashion show, which is held at the Canton Civic Memorial Center — a spot for many of the city’s concerts and gatherings. Also in the downtown area is the seasonal Canton Farmer’s Market and First Fridays. Lammlein says he frequently attends these Friday gatherings. “All the bars are open and whatnot, and there’s a lot of people just walking around,” he says.
