In Aviara, wide streets accented by palm trees carry a collection of modern homes that place residents just 2 miles from the Pacific Coast. This sun-soaked Southern California neighborhood embodies Carlsbad’s outdoor lifestyle, not only minutes from the beach but also adjacent to the Batiquitos Lagoon and home to a resort and the Aviara Golf Club. “We’re an outdoor community,” says Gerry Burchard of Burchard & Associates with eXp Realty, a local Realtor who has 40 years of experience. “People want to be outside.” The area is also by Interstate 5, for commutes along the coast to places like San Diego and Laguna Beach.

Turn-of-the-century homes offer space and seclusion
Aviara is made up mainly of Spanish- and Mediterranean-style homes built in the late 1990s and early 2000s. Clay-colored terra cotta rooftops are common, as are spacious floor plans — the average is about 2,600 square feet. “The streets are in perfect shape, the houses are big,” Burchard says. Some developments here are gated, including Bella Lago and Marea at Aviara. The single-family houses in Aviara sell for $1.3 million to $4 million, based largely on square footage. The options over $3 million are typically more than 4,000 square feet. Aviara also has a selection of townhomes for $980,000 to $1.5 million. Also, the neighborhood's CAP Index Crime Score is 2 out of 10, compared to the national average of 4.

Pacific Ocean is a constant pull
The Park Hyatt Aviara Resort, Golf Club & Spa and the Four Seasons Residence Club Aviara, San Diego, fill a southern pocket of the neighborhood. Though close, the resorts and Aviara’s residential developments have a symbiotic relationship, Burchard says. “There really isn’t a problem,” Burchard says. “It’s not like you’re next door to Disney World.” Plus, the Park Hyatt Aviara includes the Aviara Golf Club and the Aviara Racquet Club. Locals can get memberships to both clubs for unlimited golf, tennis and pickleball. The 18-hole golf course is also open to the public and was designed by Arnold Palmer. The Batiquitos Lagoon State Marine Conservation Area, just south of Aviara’s homes, has multiple trails.
Still, the oceanfront is tops in residents’ hearts. "People are here for the beaches,” Burchard says. Aviara is closest to the South Carlsbad State Beach and South Ponto Beach, where visitors can surf, swim or simply watch the sun go down. “When the sun sets, you’ll see thousands of people along the shoreline watching the sunset,” Burchard says.

Restaurants and grocery stores are at quick reach
The Plaza Paseo Real shopping center is just outside Aviara and includes a Vons supermarket and a Cinépolis movie theater. The plaza also has multiple restaurants, including Beach Plum Kitchen, a breakfast and lunch spot where the eggs Benedict is popular. Poinsettia Village is close, too, and anchored by a Ralphs grocery store and a Rite Aid. L'atelier de Paris in Poinsettia Village is a French restaurant known in part for its pastries. Aviara residents can head a bit farther for restaurants like Casa De Bandini at The Forum, 4 miles away. Burchard says Casa de Bandini is very popular — it has been voted the area’s best Mexican restaurant by readers of The San Diego Union-Tribune and Ranch & Coast Magazine multiple times. “I don’t know if you can go wrong,” Burchard says of Carlsbad’s restaurants.

Carlsbad schools have high ratings, active parent groups
The Carlsbad Unified School District earns an A-plus rating on Niche. Kids in Aviara may attend the A-plus-rated Aviara Oaks Elementary before moving next door to the A-rated Aviara Oaks Middle. Both have active parent-teacher organizations, supporting events like a father-daughter dance at the elementary school and a Teacher Appreciation Week luncheon at the middle school. Students may attend the A-plus-rated Sage Creek High or the A-rated Carlsbad High for grades 9 through 12. Sage Creek has STEM programs in biomedical sciences, engineering and computer science. Carlsbad High’s Career Technical Education department includes courses in computer science, broadcast journalism, business and more.

COASTER and I-5 carry commuters through the region
Aviara residents are less than 2 miles from Interstate 5. The highway helps commuters reach downtown San Diego, about a 30-mile trip, and Laguna Beach, roughly 45 miles away. The neighborhood is also about 2 miles from the Carlsbad Poinsettia stop on the region’s COASTER commuter rail network. The train can get passengers to downtown San Diego in about an hour. McClellan-Palomar Airport, 3 miles north of Aviara, offers daily commercial flights to Phoenix through American Airlines. Residents are within 20 miles of multiple hospitals, too, including Scripps Memorial Hospital Encinitas, 7 miles south.

County Fair is one of the region’s signature events
This region hosts an assortment of events, including the two-day Carlsbad Wine Festival in June at the Park Hyatt Aviara Resort. Burchard says the San Diego County Fair is one of the area’s most famous events. The fair takes place at Del Mar Fairgrounds, 11 miles south on I-5, and draws hundreds of thousands over about three weeks from June to July.
