One of Carlsbad’s northernmost communities, Calavera Hills offers a suburban atmosphere, bolstered by proximity to city amenities. Well-kept homes line the neighborhood, which is directly west of Calavera Nature Preserve and south of State Route 78, the city's main shopping corridor. “The attraction for people moving to the community is the schools, variety of housing options and access to the outdoors,” says Jennifer Bray, a local Realtor with Bray Realty with more than 20 years of industry experience. Residents are also within biking distance of downtown Carlsbad Village and the Pacific Ocean.

Single-family homes, condos and townhouses provide buyers with options
Calavera Hills features a combination of townhouses, condos and single-family homes that sit back from roads that rise and fall with the terrain. “There are lots of rolling hills,” Bray says. “That’s an attraction to the neighborhood, and also why people there use e-bikes. If you have pets, it’s a great area to walk the dogs.” The community comprises several subdivisions with homeowners associations. Homes feature mid-to-late 20th-century built dates and are mostly ranch or New Traditional styles, with Spanish and Mediterranean influences like clay-tile roofs and stucco exteriors. These sit on small lots with driveways that connect to neat sidewalks. Lawns are kept short, and landscaping typically includes different species of palms and trimmed shrubbery. Single-family homes usually sell between $1 million and $2.1 million. Condo and townhouse complexes dot the community, with sale prices ranging from $620,000 to $1.4 million for a larger unit with amenities like private pools and clubhouses.

From community parks, to hiking and Carlsbard State Beach
Calavera Park sits at community's center on Glasgow Drive. It features shaded playgrounds, tennis courts and diamonds regularly used for youth baseball and softball. Calavera Hills Community Center also calls the park home, hosting basketball and other indoor programming. Calavera Nature Preserve frames the community’s eastern side, and some of its many trails are accessible from residential roads. These trails offer a glimpse of local wildlife, wind past Calavera Lake and up Mount Calavera, an extinct volcano. “People love hiking to the top,” Bray says. “It’s beautiful, you can see all the way to Santa Catalina Island on a clear day.” Carlsbad State Beach is a 4-mile trip west, offering miles of Pacific shoreline for swimming. “People e-bike down to the beach from Calavera Hills for the day,” Bray says. El Camino Country Club is nearby and has an 18-hole private golf course.

Local schools are highly rated on Niche
Hope Elementary School serves the community's west side, and Calavera Elementary School serves the east. Both earn an A rating on Niche. Students then head to Calavera Hills Middle School, which also has an A. Incoming first-year students must apply to the high school of their choice within the district. Sage Creek High School is the nearest and scores an A-plus. “It’s sought-after in this community because it’s a STEM school,” Bray says. The high school also offers a trimester-style schedule, allowing students to take more classes and earn more credits in a single year. A-minus-rated Tri-City Christian School is one of several nearby private options, and MiraCosta College is 2 miles north.

Several restaurants also fill these strip malls, including Teri Café, a popular spot that serves classic Japanese dishes. More retail options are available along State Route 78, from the shops of El Camino North to The Shoppes at Carlsbad, an indoor mall home to more than 80 stores. Carlsbad Village is a couple of miles southeast. The walkable downtown district has local boutiques, specialty stores and restaurants. Bray notes Handel’s Homemade Ice Cream, which has served the community since 1945, as a favorite among locals for ice cream.

Easy access to I-5, Amtrak and the local bus system
State Route 78 passes directly north and is the main east-to-west roadway. Nearby Interstate 5 connects the neighborhood to San Diego, 37 miles south and Los Angeles, some 90 miles northwest. Carlsbad Village Station services two-hour 30-minute Amtrak train rides to the latter and one-hour 20-minute rides into San Diego. Tri-City Medical Center and McClellan-Palomar Airport are closer to home, both within 5 miles of the community. North County Transit bus stops line main roads, supporting local travel throughout Carlsbad.
