Two subdivisions offer different home styles and price points

Sprawling crop fields blanket the bulk of Rancho Carlsbad and back up to the neighborhood’s two distinct subdivisions on the southern side. Its namesake community features manufactured homes built from the late-20th century into the 21st century sit close together, with carports and colorful exteriors. Wide residential streets allow for walks to the community clubhouse, recreation center and pool. A homeowners association monthly fee of $485 goes towards facility upkeep and other services. These homes typically sell between $500,000 and $850,000. The gated Terraces at Sunny Creek subdivision offers larger two-story homes built in 2003. Clay tile roofs and stucco exteriors are common, underscoring its Spanish aesthetic. Neat sidewalks run throughout, and front lawns are well-kept by a homeowners association, which comes with a $215 monthly fee. Prices for homes in this community range from $1.3 million to $1.65 million.

Golf, hiking trails and the Pacific Ocean are all a short trip away

Rancho Carlsbad Golf Course is in the community and features an 18-hole course open to the public. The neighborhood includes the southern portion of Calavera Nature Preserve’s expansive trail network. “Carlsbad is very well-known for access to walking and biking trails,” says Jennifer Bray, a local Realtor with Bray Realty with more than 20 years of industry experience. Many stop by the preserve to hike Mount Calavera. This extinct volcano offers views of Calavera Lake and the Pacific Ocean. South Buena Vista Park includes a playground and an off-leash dog park. Residents are also a 4-mile trip from Carlsbad State Beach. “It’s a quick drive to the beach, where you can grab a picnic dinner downtown and watch the sunset,” Bray says.

Annual city events bring locals together

The city hosts TGIF Concerts in the Parks from late June through August. The event brings in local musicians to perform free shows at different parks across the city. “Families will come in on their bikes and watch,” Bray says. “It’s a great sense of community, and the attendance is in the thousands. Other annual staples include the Carlsbad Village Street Faire held in May and November, and Carlsbad Flower Fields, when roughly 80 million colorful blooms cover the fields of Carlsbad Ranch during spring for viewing.
