Rancho Carrillo is a planned community with options

On the surface, Rancho Carrillo might look like any Carlsbad suburb, but this planned community was built to be slightly different than the rest. This property was once Leo Carrillo's ranch, a 1950s Hollywood star. In the 2000s, it was developed into the community that stands today. “It has this cool Spanish flair because it was an actual working ranch,” says Bryan Devore, leader of Devore Realty Group with Berkshire Hathaway. The remainder of Carrillo’s ranch, along with its live peacocks, is now the community’s central outdoor space. Spanish-inspired architecture influences the entire streetscape and amenities like the community pool. However, each area brings something different. “It has different villages, each done by a different developer,” Devore says. “So, it’s got a ton of home options and lots of social gatherings.”

Villages of Spanish-style suburban homes and townhouses

Rancho Carrillo is categorized by its villages. “Each village even has its own village delegate on the community board,” Devore says. Instead of being one uniform suburb, each village has its own standard home options. “Between all the different villages, Rancho Carrillo has everything from less expensive apartments and townhouses to mini mansions with six bedrooms,” Devore says. Townhouse communities like Valencia have units ranging from $725,000 to $900,000. There are also townhouses in the gated Portico enclave that cost closer to $1 million. Still, single-family homes occupy most of Rancho Carrillo’s footprint. They range in price from $1.1 million to $3 million, with options varying from large Spanish-style suburban homes in Palmilla to Mediterranean-style mansions in The Estates, another gated section. The neighborhood’s CAP Index Crime Score is a 2 out of 10, compared to the U.S. average of 4.
