High Meadow is a residential enclave nestled in the hills overlooking Carmel Beach, offering a serene retreat surrounded by natural beauty. High Meadow offers a diverse mix of single-family homes, townhouses and condominiums, many of which were built in the latter half of the 20th century. Houses are often perched on wooded hillsides or tucked behind dense groves of Monterey pines and private gates, creating a serene and private setting. Many single-family homes have expansive, professionally-landscaped lots ranging from a quarter-acre to 1 acre or more, providing ample room for amenities like decks, spas or outdoor pools. Larger residences with ocean views, spanning from subdivision homes to custom-built luxury estates, start around $3.5 million and can reach close to $9 million. Townhouses go from $1 million to $1.5 million, and condos are generally around $800,000 and $1.3 million. Properties in subdivisions require monthly HOA dues.

The community is served by several school systems, including Carmel and Monterey Peninsula unified school districts. Those part of Carmel schools, which is rated by Niche as the best public school district in Monterey County, may start out at Carmel River School and continue to Carmel Middle School and Carmel High School. Monterey schools include the B-plus Monte Vista School, covering transitional kindergarten through eighth grade, and Monterey High School, which rates an A. Just north of the beach, the 18-hole course at Pebble Beach Golf Links has continuously been rated by Golf Digest as America’s Greatest Public Course since 2003.
