A growing New Jersey community east of the Delaware River

Along the east bank of the Delaware River and 10 miles from Wilmington, Delaware, Carneys Point is a township of approximately 8,800 residents that rose alongside Wilmington's iconic DuPont company in the early 20th century. More than a century later, most of this New Jersey community's residents still live in the homes that prior generations built to house the factory workers. "Most of Salem County is extremely rural. Many of the surrounding townships still don't have Wi-Fi. However, Carneys Point does, and we expect much more growth in the coming years," says Jennifer Jones, executive director and chief operating officer of Salem County Chamber of Commerce.

New construction is rising as the township and county aim to expand in residential and commercial corridors. Tucked between the borough of Penns Grove and on the cusp of farmland, Carneys Point blends rural landscapes with a small town brimming with local businesses that plan to keep growing.

Carney's Point offers shady, quiet streets and roomy lots

Quiet tree-lined streets give way to 20th-century single-family homes on roomy lots, while several new 21st-century subdivisions are popping up. Median home prices hover around $225,000, ranging from the low $100,000s to mid-$400,000s. Low-lying terrain and proximity to the Delaware River and its tributaries can pose significant flood risks in the community.

Toxic chemicals and lasting effects

Proximity to Chemours Chambers Works, formerly DuPont, may pose potentially significant health risks, as toxic chemicals, including PFAs, have contaminated the landscape over the past century. According to the Salem County 2022 Healthy Community Planning Report, Carneys Point has a cancer death rate that's higher than the national average. One of Chemours' mitigation efforts includes collecting contaminated groundwater on-site before transferring it to a wastewater treatment plant. Residents reliant on well water can implement a filtration system, connect to a public water system or opt for bottled water service at no cost.

Manufacturing, including Chemours Chamber Works, is still a leading regional employer. Other major industries include education, health care and social assistance.

Recreation and events along the Delaware River

Carneys Point residents can enjoy scenic views along the Delaware River Walkway in neighboring Penns Grove . Anglers are free to bring their rods to fish from the riverbanks. D.O.D Lake is nearby and a popular summer spot for swimming, fishing and kayaking. On the cusp of the Game Branch Preserve, Carneys Point Recreation Park features a larger playground and several ball fields used by local youth leagues.

Dunn's Park is 2 miles away, where open fields and a playground offer tranquil strolls and picnics. Across the street, furry friends can run around at Sarah's Heart Dog Park, while golfers hit the links at the Sakima Country Club. The club was formerly the DuPont Men's Club, and today features a members-only nine-hole course and clubhouse.

Carneys Point has an active, close-knit community. The Salem County Chamber of Commerce is highly involved in the community. Population and business growth are a large focus in the county's master plan, and the chamber holds monthly networking events for small-business owners. "We also have a business education workshop every other month and record them for those who can't attend," Jones says. "The interesting and smart thing about the plan is that we have a specific growth corridor. Carneys Point is included in that, but some surrounding townships are extremely rural and want to keep it that way."

Penns Grove, a popular neighboring borough, hosts events along the riverwalk, from car shows to Penns Grove Day, when locals celebrate their community through food, games and music. Wilmington's plethora of festivals is also a short drive away.

Shopping and dining along Route 130

U.S. Route 130 is the main thoroughfare through town and has most of the area's shopping and dining. The Coffee Lover's Cafe serves breakfast sandwiches and lattes. Atilano's Tacos is popular for its birria and al pastor. Roman Pantry serves cheesesteaks and other sandwiches. Lapp's Dutch Market sells meats, pantry items and serves lunch. Nearby, Di Paolo's Restaurant Bar and Catering serves Italian and is widely considered the finest restaurant in town. "People come from all over the tri-state area to visit because the food is phenomenal," says Christy Myers, a Realtor with American Dream Realty of South Jersey. Di Paolo's also features an outdoor area with occasional live musical performances.

Getting around on Route 130

N.J. Transit buses run along Broad Street and Virginia Avenue, while Downtown Wilmington's Amtrak and SEPTA station is about 10 miles away. However, Carneys Point is primarily a car-dependent community. "U.S. Route 130 is the main road in town, and it gets busy. It was hard to make a left turn, so the township built a roundabout to combat the problem," Jones says. Inspira Medical Center is the nearest hospital, about 10 miles away. Philadelphia International Airport is about 23 miles north on Interstate 295, while the New Jersey Turnpike is nearby.
