Carrollton is a rare community that is somehow off the beaten path and in the middle of everything. Located minutes from Suffolk, Williamsburg and Virginia Beach, Carrollton has become one of the fastest-growing suburbs in Virginia, a bedroom community within commuting distance of the business districts and military installations throughout the region. Despite this central location, Carrollton has retained its rural roots and laid-back suburban charm, offering a wooded coastal landscape filled with protected nature reserves and small residential subdivisions. “Carrollton’s location is its biggest draw, but there’s also a lot of good stuff going on here,” says Jay Hassell, owner of Keller Williams Smithfield and the Countryside Real Estate Group. “New restaurants, grocery stores and shops are being built every year, and we’ve got access to some of the best boating and fishing in Virginia.”

Traditional Colonials and Cape Cod style homes

Carrollton’s robust housing market reflects the region’s deep colonial history and recent population growth, providing a wide range of housing options and price points for all potential home buyers. Many of Carrollton’s oldest homes are on large 1.5-acre lots on the banks of the Chuckatuck Creek or James River, where 4-bedroom colonial and Cape Cod homes are priced between $600,000 and $700,000. Further inland, buyers will find ranch and farmhouse-style homes hidden deep within the Atlantic pinewoods, a reminder of the community’s rural roots. The most prominent corner of the market consists of new construction, a mix of townhouses and custom single-family homes within one of the many new subdivisions throughout Carrollton. Prices range from $275,000 for a two-bedroom townhouse to $500,000 for a large waterfront home.

High-marks at Isle of Wight County Public Schools

Students in Carrollton begin their education at Carrollton Elementary School, a B-rated school on Niche with a student-teacher ratio of 16-to-1. From there, students graduate to Smithfield Middle School — which earns a B-plus-grade on Niche — and Smithfield High School, a B-rated school with a robust College Prep program and an average SAT score of 1130. Graduates of Smithfield High School regularly attend prestigious local universities like James Madison University and Virginia Tech.

Local boutiques and grocery shopping at Food Lion

As recently as 2001, Carrollton was a sparsely populated rural getaway, but a significant population boom over the last two decades paved the way for an influx of local shopping centers, restaurants and amenities. Grocery shopping is easy at Food Lion, though many locals prefer to stock up at gourmet butcher stores like Jeb’s Market or locally owned boutiques like Finley’s General Store, an old-fashioned southern market on Route 17 with baked goods, crafts, jellies and candy. Fatboy’s Grill & Steamshack serves pub grub, live music, and game day specials, and Dock on the Bay Seafood Restaurant is well-known for its locally sourced seafood and scenic outdoor patio on the banks of the James River.

Transportation around Carrollton

Located on the eastern banks of the James River, Carrollton rests on the far southeastern corner of Virginia near the Chesapeake Bay, a short drive from Newport News across the James River Bridge. Carrollton is a car-dependent neighborhood and doesn’t provide any public transportation. Still, the neighborhood’s recent growth is mainly due to its proximity to Suffolk, Norfolk and Newport News, located less than 20 miles away. Residents can access Interstate 64 via the James River Bridge, providing a direct route to Richmond International Airport 80 miles northwest.
