This large expanse of land hugs Interstate 205’s western side, trickling south to an amalgam of retail. Southgate’s central feature is its number of popular shopping centers. Folks will find major retail and grocery chains alongside local shops, like the well-stocked Clackamas Book Exchange. Students in the neighborhood attend Whitcomb Elementary, rated C overall by Niche. Rowe Middle gets the same grade from Niche and offers various afterschool activities like writing tutoring and chess club. Milwaukie High rounds out the list with a B-minus. Getting outdoors in Southgate
Southgate provides ample opportunities for folks to get outdoors. “There are a lot of really nice parks and hiking trails nearby, so that adds to livability,” says Broker Angela McFarland of MORE Realty, with more than 15 years’ experience. “Homes that are near dog parks have great resale potential, which is something buyers look for.” Locals can stop by hidden gem 3-Creeks Natural Area and explore its 89 acres of trails and scenic spots. Although it is a developing area with few manufactured paths, dog owners can take their furry friends for a walk. The North Clackamas Aquatic Park offers indoor fun, complete with elaborate slides, sprinklers and even a rock wall. For a nice outdoor trek, locals can head over to nearby Mt. Talbert Nature Park and hike the 4-mile loop to the summit.

Lower taxes, higher livability
Much of the neighborhood is lined with large pine trees, and it's not uncommon for residents to maintain native plant gardens. Some lots are large to host their own trees and decorative foliage. Smaller lots, usually belonging to town houses, make this less feasible. Prospective buyers will find a wide range of homes from modern town houses and condos to ranch-style or traditional single-family homes. Pricing typically ranges between $410,000 and $540,000. “The neighborhood’s homes have a lower price point because of the lower taxes, so that helps with the livability,” explains McFarland.

Navigating Southgate
Just a nine-mile drive from downtown Portland, Southgate is conveniently located. The several MAX Green Line stations make Downtown more accessible to all. For travelers, Portland International Airport is a quick 12-mile hop away.
Events in Clackamas and Portland
Clackamas has multiple events for locals to enjoy, both in person and virtual. Kids and adults can attend the All-Ages Storytime, hosted by a rotating list of local libraries. Educational webinars, usually relating to wildlife preservation and management, are broadcast from the county site. Up north in Portland, folks can hit the Portland Winter Ice Rink then relax with some hot beverages and good food. This takes place from December to January.
