Northern, suburban Tucson community with expansive lots
Streets are faded by the rays of the Tucson sun in Oracle Heights Estates, which consists primarily of single-family homes on large lots that are situated between commercial areas and parks. “A big draw is that this area has larger lots than what new developments are offering, and it doesn’t have a homeowners association,” says associate broker Jason Foster with Tierra Antigua Realty, who has over 35 years of experience. “It’s a big deal because many people want to park a couple of trucks or a recreational vehicle (RV) and not be told what to do.”
Slump block and stucco-sided ranch-style homes
Ranch-style homes with facades varying from slump block to stucco sit along cul-de-sacs and streets accented with varieties of desert trees and saguaros. Most houses include a two-car carport or an attached garage, and not all driveways are paved. Arches add character to the windows and the entryways of these single-story homes. Prices range from $495,000 to $740,000.
Learning in Amphitheater Public Schools and CTE curriculum
The neighborhood is zoned in the Amphitheater Public Schools district. Donaldson Elementary School earns a B grade from Niche. Cross Middle School and Canyon del Oro High School both earn A-minuses. The high school offers various Career and Technical Education (CTE) courses, including graphic design and bioscience.
Local parks, pools and the Northwest YMCA
Ann Day Community Park is nearby and home to the Northwest Community Dog Park, as well as a shaded playground and softball fields. “The Loop is a bike path that runs along the Rillito River wash, which is only a few minutes away from those subdivisions. It starts in northwest Tucson and ends in the University of Arizona Tech Park on the southeast side. There are bike paths, and it does a nice job of avoiding the main streets and stoplights,” Foster says. The Northwest YMCA/Pima County Community Center is adjacent to the park, with an outdoor lap pool and indoor gymnasium, accessible with a membership or day pass.
Shopping and dining along Oracle Road and La Cholla Boulevard
Grocers and restaurants are in strip malls along La Cholla Boulevard, including Lee Lee International Supermarkets, Albertsons and Olé Mexican Grill. The Foothills Mall has national retailers, such as Barnes & Noble. Some shops remain open despite the mall being redeveloped into "Uptown," a mixed commercial-residential space. This new development will feature a hotel, luxury apartments, boutiques and additional restaurants. The first residential properties are expected to be finished in 2025, though there is no projected completion date. Despite the construction, the Foothills Community Markets continue in its parking lot on Saturdays and Sundays. Oracle Road is nearby and has various shopping centers with national retailers and local restaurants such as Wildflower, a modern American restaurant.
Proximity to Tucson, medical services and the airport
La Cholla Boulevard and La Cañada Drive have Sun Tran bus stops and designated bike lanes, connecting the neighborhood to Tucson in about 8 miles. Ina Road and Orange Grove roads also have bus stops and bike lanes. Both roads lead west to Interstate 10, another link to Tucson and the Tucson International Airport, about 20 miles south. The airport has 19 direct domestic flights, connecting travelers with over 400 cities worldwide. Northwest Medical Center is just over a mile away, so homes near the main roads may be close to the occasional emergency vehicle headed to the hospital in addition to everyday road noise.
