Medium-sized town with a small-town feel and big sense of community
North of the Laramie Mountains, Casper is a sleepy city of about 60,000 in the shadow of its namesake mountain. “We’ve got such a strong community. We’re not a super small town, but our community comes together when people need help,” says Re/Max agent Melinda Murphy, who was born and raised in the city. “You wouldn’t see someone posting saying they need something without 20 people stepping up. There’s a lot of giving and philanthropy here.” Depending on your sense of scale, Casper has a central location convenient to several cities, including Cheyenne, Denver, Rapid City and Billings. Rich in neighborhood parks and recreation opportunities, the city is an outdoor lover's paradise and the up-and-coming sports hub of the state. “I moved here because it was friendly and easy to get around,” says Platinum Properties of Casper’s Troy Mack, who has lived there since 2006. “There’s also a lot of amenities in town if you’re not a person that has to be highly stimulated by techno music.”

Tree-lined streets in downtown Casper
In early 2025, the median home price in Casper was around $330,000, below the national average of $400,000 and on par with the state number. “Currently, we have somewhat of a housing shortage for city of our size. It is definitely still a seller’s market,” Murphy says. Almost entirely single-family, housing development took off during an oil boom in the 1970s. There was a bust in the ‘80s before construction began again in the ‘90s, and it continues today in contemporary developments like Kensington Heights and Nine Iron Estates. “Downtown Casper is where you will have your original builds from the early 1900s on tree-lined streets,” Mack says. “It’s also the place that’s the most protected in the winter because you’ve got the most trees there.” Older bungalows and ranch-style homes in the city are priced between $130,000 and $400,000, while larger contemporary offerings are priced between $500,000 and $1.4 million.

School choice allows freedom for parents and students
Kids in Casper attend Natrona County School District No. 1, which is graded B by Niche but with an A-plus in clubs and activities. “The district doesn’t matter as much here because we’re a school choice area, which means you can apply to be in any school you want,” Murphy says. “If you live on one side of town and want to go to school on the other side of town, you can do that, and they’ll even bus the kids across town.”

Fly fishing Miracle Mile on the North Platte River
An outdoor lover's paradise, Casper is home to dozens of community parks. According to the Trust for Public Land, 100% of residents live within a 10-minute walk of a park. "We have all types of recreation in and around Casper. There's downhill and cross-country skiing, snowboarding and hiking at Casper Mountain. The Bridle Trail is a great trail. It goes around a waterfall," Murphy says. Eadsville Trail is a 4-mile loop that is also popular with bikers. Fly fishing is huge in Casper, as the North Platte River runs right through town. "There isn't as much fishing in town, but an hour away is the Miracle Mile, a legendary spot for fishing. It's said to hold more fish per cubic foot than any river in the world," Mack says.
According to Mack, Casper is pushing to become the state's sports hub. "We have a huge facility called Wyo Sports Ranch that was just completed. It has 10 basketball courts that can be turned into 15 volleyball courts or indoor soccer fields," Mack says. "We also have one of two downhill ski resorts in North America where you can park at the top of the mountain." The Hogadon Basin Ski Area is about 10 miles south of the city on Casper Mountain.

Mom-and-pop shops in downtown Casper and big-box shopping
“There’s a lot going on in downtown Casper. You’ve got independent retailers and restaurants,” Mack says. “For eating out, there are some good Mexican places and an Indian place downtown. And other than that, it’s steakhouses, burgers and wood-fired pizza places.” There are some other commercial stretches around town anchored by grocery stores and big-box stores like Target and Sam’s Club. “We actually have quite a lot of stuff being built, like strip mall locations. We have a fair bit of shopping, but if someone wants a bigger retail experience, they’re probably going to make the drive to Denver,” Murphy says.

The Beartrap Summer Festival is a calendar highlight
“There are so many events going on all the time. If you’re bored in Casper on a Thursday, Friday or Saturday night during the summer, you’re not trying hard enough,” Mack says. The Beartrap Summer Festival is an annual music festival that takes place in August at Washington Park. “There is Rock the Block every Thursday in the summer, and the Art Walk happens once a month on a Thursday,” Mack says. The farmer’s market at David Street Station is held on Tuesday evenings in the summer.
Interstate 25 and local bus routes
Casper has direct access to Interstate 25, which cuts through town. “How you look at traffic depends on where you’re from. Locals might complain about the traffic, but people from bigger cities moving in know that it could be a lot worse,” Mack says. "If you're in the thick of rush hour, it probably takes 25 minutes to get from one side of town to the other." Casper Area Transit operates bus routes and door-to-door assist services for those who rely on public transit. Casper International Airport is about 10 miles west of downtown via U.S. Route 20. “We have an international airport here, so people can go through customs. Not a lot of smaller towns have that,” Murphy says. Cheyenne is about 175 miles south on Interstate 25, and Denver is about another 100 miles past that. Billings is about 300 miles north on Interstate 90.
Environmental risk and crime on par with national numbers
Casper’s climate is semi-arid, categorized by warm, dry summers and freezing, snowy winters known for high winds. Snowfall is around 70 inches per year. There are about 220 days of sunshine annually, compared to around 200 nationally. The city faces a few environmental risks, including heat, drought conditions and wildfires in the summer. Flooding and air quality issues are also not uncommon in the warmer months.
According to the FBI database, violent crime in Casper is about on par with state and national numbers. Property crime, on the other hand, is higher than average.
