Lakes and acres of green space span as far as the eye can see in Seminole County’s Casselberry. The quaint suburb is less than 15 miles north of Orlando, providing access to plenty of attractions while shielding it from big-city traffic and noise. “It’s up and coming, and many people don’t know that Casselberry exists,” says Kathy Williams, a Realtor with Compass Broker. “It’s still a hidden gem, but homebuyers are starting to come here for its lower price point. It’s also in the middle of everything.” Affordability and convenience to the Orlando–Kissimmee–Sanford metro area are major plusses, but Casselberry’s recreational opportunities also appeal to newcomers. Nature preserves, state forests and more than two dozen lakes surround the area.
Castleberry was initially known as Fern Park in the 1920s. Ferns from Casselberry ferneries were used for floral arrangements throughout North America. Manufacturing became the dominant industry during World War II. Residential development came to Casselberry in the ‘50s, and since then, it’s grown into a small but vibrant metropolis of 31,000 people. Healthcare, retail and education are its largest industries. Major employers include Seminole County Public Schools, AdventHealth Altamonte Springs and Publix.

A city with 30 lakes surrounded by nature preserves and forests
The city has 17 parks scattered around 30 lakes. Lake Howell and the Triplet Chain of Lakes are the biggest, both private to their residents. Secret Lake Park has a lake for boating and fishing and is one of Casselberry’s largest. Surrounded by three lakes, it also offers sports courts and a recreation center. Lake Concord Park is another popular park and event venue, with a sculpture garden and amphitheater. Joggers and cyclists enjoy the 5-mile Casselberry Greenway Trail, connecting shopping areas and four parks. Conservation areas surround the community. The trailheads to the 10,000-acre Little Big Econlockhatchee State Forest are about 10 miles east of the city. The protected area provides more than 50 miles of multiuse trails. The river is also popular with anglers. Wekiwa Springs State Park sits 10 miles to the west, where its natural spring is one of the most visited recreational areas for swimming and snorkeling. It’s also one of the challenging areas for mountain biking. Seminole State Forest is several miles beyond this for a deeper trek into nature.

Affordable ranchers and lakefront properties
Lakes, green space and a blanket of towering trees surround Casselberry’s communities. Among the natural space are primarily established neighborhoods with housing built in the 1970s and ’80s. “Most of the homes in the area are ranch styles, and the average goes for about $350,000,” Williams says. There are also condo communities and 55-plus developments, which start at $40,000. Casselberry’s median single-family home price is $370,000, slightly lower than Orlando’s median price of $445,000. Homebuyers can find properties as low as the mid-$200,000s. Newer construction and lakefront properties, start in the high-$800,000s to over $2 million. All residents are within walking distance of lakes and multiple parks.

Diverse mom and pops but little nightlife
Most shopping and dining options are along Highway 19 and State Road 436. Restaurants are primarily locally owned spots, ranging from Mexican to Chinese and Italian. Casselberry Collection and Casselberry Exchange are its main shopping plazas, offering big-box retailers and supermarkets.
Casselberry Art House is a popular venue for art exhibits and classes, regularly hosting regional and national artists. There are a few sports pubs and cocktail bars scattered along the highway. Downtown Orlando is about 13 miles away for more entertainment. Walt Disney World Resort is approximately 28 miles south, and Universal Studios is 22 miles away.
Casselberry commuters need not go far with the intersection of SR 436 and 1792 nearby.

Jazz, folk and Mardi Gras celebrations
The city hosts the Casselberry Folk Festival every April, showcasing local, regional and national folk acts. The Latin Jazz Festival, featuring some of the area’s biggest musicians and usually a national jazz act, occurs every September. One of Casselberry’s biggest events is the annual Mardi Gras Music Festival in February. Zydeco, Cajun and other bands perform at the event, which also features a dog parade.

Subtropical climate in Casselberry
Casselberry experiences a humid, subtropical climate with mild winters.
According to the Seminole County Sheriff's Office annual report, total crime was up 6.8% in 2023 from the year prior. Violent and property crimes were also up for the same period.
Less than 15 miles from Orlando
Highway 17 runs through Casselberry’s western side, intersecting with State Road 436. These link to Florida 417 Toll Road and Interstate 4 for regional access. Orlando is about 14 miles south, and Orlando International Airport is approximately 17 miles away. LYNX provides bus routes for the county, with most along Highway 17.

Tranquil natural scenery and convenience define the community of Lake Howell. There are several prominent lakefront homes and condominiums in Lake Howell. Over half of Lake Howell's residents are homeowners and many live within HOA communities, such as Sausalito Shores. HOA Communities that own lakefront property grant residents fishing and boating access. Still, most residents live in traditional suburban sprawl, with wide streets and sidewalks flanked by dangling Spanish moss. Home styles range from late-20th-century condos and ranch-style houses to brand-new houses and townhomes. Single-family houses in the area have an average square footage 30% higher than the national average. Prices depend primarily on the home style and size of the property. Older and more modest condos start around $150,000, while larger condos and new townhomes can cost up to $480,000. Single-family home prices range from around $350,000 for an older ranch home on half an acre of land to as much as $800,000 for lakefront retreats or contemporary houses with fenced-in backyards.
Public school students around Lake Howell have access to stellar academic programs. Local Broker Raul Otero says, "Lake Howell's schools are some of the best in Central Florida. The high school is up there with some of the best schools in the country." Students begin their studies at primary schools like Lakemont Elementary. This school holds an overall B-plus Niche rating and teaches from kindergarten through fifth grade. Students move on to intermediate and secondary institutions such as Tuskawilla Middle and Lake Howell High School. Both schools have at least a B-plus Niche rating. Lake Howell High is unique among the nation's schools in that it offers students the option to earn an associate's degree in business during their tenure.
Wide streets and sidewalks provide routes for joggers and cyclists, but Lake Howell is best navigated by car or truck. Public bus stations are available along Semoran Boulevard and Aloma Avenue. Restaurants and farmer’s markets in Winter Park are just a five mile drive away. Commuting workers living in Lake Howell are within 17 miles of Downtown Orlando.
Residents are a short drive from shopping malls like Casselberry Commons, home to national grocery chains like Publix as well as local and national restaurant chains. Bagel King is a no-frills counter-serve deli dishing out kettle-baked bagels, soups and salads. Patrons can enjoy drinks and piping hot fondue in the rustic themed dining room at the Colorado Fondue Company. More baked goods are available down the street at La Abundancia Bakery & Restaurant, which offers authentic Columbian recipes and sweet treats. Kai Asian Street Fare provides a variety of Asian and American classics that feature Vietnamese, Korean and Thai influences.
The 400-acre lake has no public boat ramps and is accessible only to the area's residents. Lake Howell's depth varies from three to 24 feet in some places, and most of the community HOAs allowing lake access recommend that boaters consult the lake's topography to avoid sand bars. With this in mind, boaters and anglers can safely fish for largemouth bass and bluegills swimming around the lake. Public water and fishing access are available just north of Lake Howell at Red Bug Lake Park, which also features a playground, tennis courts, soccer fields and a boardwalk where locals can enjoy views of the surrounding wetlands. Baseball and softball enthusiasts can run the ball fields at Wirz Park or bike through the forest along the Casselberry Greenway Trail. Close Encounters Fishing Charters is a local company offering chartered fishing trips around Central Florida.
Community members and HOAs organize regular trash cleanups around Lake Howell. HOAs like Sausalito Shores also host seasonal community events, including a Lake Howell Boat Parade, where community members adorn their boats and private docks with festive holiday decorations. At the end of events like these, it’s easy to see why so many have made a home in Lake Howell.
