Along the banks of the Cumberland River is Castalian Springs, an unincorporated community where fishermen cast their lines out and motorboats create gentle wakes. “My husband and I moved here five years ago for the central location, the beauty of the area and the proximity to the water,” says Realtor Lisa Smith with SimpiHOM. “We just fell in love. There are so many places to pull up and hang out along the river.” Here, 19th-century log cabins and stone colonials are designated as historic sites and are open to the public. Residents can explore and learn about Castalian Springs' predecessors like the Wynne Family, who opened an inn for travelers seeking “curative” benefits from the river, and the indigenous tribes who called the area home long before them. Today, small church steeples decorate the rural landscape, and farmhouses still sit on multiple acres — there’s even enough space for backyard workshops or bonfires during the fall. Nearby, Downtown Gallatin is just 8 miles, or about a 15 minutes drive away, and showcases its brick storefronts which exudes small-town America vibes. “People also move to Castalian Springs because it’s convenient to Nashville,” adds Smith. “We’re only 40 miles from the city. You get more land for your money, it’s still not far from town, and water access is everywhere. It’s a win on many levels.”

Classic farmhouses and century-old stone walls

In Castalian Springs, lot sizes average well over an acre and prospective buyers will find ranch-styles, classic farmhouses and new traditional home styles here. Price points in Castalian Springs range between $250,000 and $750,000. Higher price tags, surpassing a million dollars, are often associated with larger plots of land and direct waterfront access. Some of these estates even feature pre-Civil War era horse barns, in-ground pools and stone walls built by farmers over 100 years ago. In addition to single-family homes, vacant lots ready for new construction are listed with prices between $200,000 for 5 acres and $400,000 for 30 acres.

Historic sites and Colonial life reenactments

In Bledsoe’s Fort Historical Park, cabins look like life-sized Lincoln Logs, or relics from the “Great Leap Westword" — a time when explorers like Isaac Bledsoe formed settlements along the Cumberland River. Today, visitors can explore these historic homes, walk the hiking trails and check out the “cavern of skulls,” where archaeologists discovered a collection of pig bones in the early 1900s. The Sumner County RC Flyers also operate out of the park, launching electric radio control planes from their 25-acre field. “Throughout the year we have living history events, both the Revolutionary War time period and beyond,” adds Ehrin Ehlert, the park’s manager. “There are usually demonstrations of Colonial frontier life — everything from sewing to cooking and Tomahawk throwing,” and people come from all over the country to watch. At the Cragfront State Historic Site, which is about 2 miles west along U.S. Route 25, residents can explore the former home of Brigadier General James Winchester. Quite a few local ghost stories center around the house, and it even featured on an episode of “Haunted Live” in 2018.

Boat launches along the river and educational opportunities in state parks

“There are marinas and boat launches all along the Cumberland River,” Smith says, and the closest is Shady Cove Resort Marina & Campground. There’s RV parking, fuel for boats, an outdoor pool and a waterfront restaurant. Across the river is Bledsoe Creek State Park, which spans nearly 170 acres and includes six hiking trails, beaches and fishing coves. School field trips bring local students to the park to learn about indigenous history, and offer axe-throwing classes, plant identification workshops and a craft show at the end of the winter.

Senior projects at Gallatin High School

Depending on their residential address within the neighborhood, kids can start their public school pathway at Benny C. Bills Elementary, which scored a B-minus from educational review site, Niche. Next stop is Joe Shafer Middle, which earned a B-plus grade, and then its on to B-rated Gallatin Senior High. At Gallatin High, students in Grade 12, work on senior projects, gaining real-world experience in a subject of their choosing under the guidance of a community mentor.

Festivals in Downtown Gallatin and dive bars closer to home

Fifteen minutes from Castalian Springs is Downtown Gallatin, where many residents head for shopping and dining. “It has a square where a variety of festivals, concerts, car shows and holiday events occur throughout the year,” says Smith, adding, “I've seen the festivals continue to increase in popularity each year.” There’s the Main Street Festival in early October, a farmers market held across from the Fire Department on Saturday mornings, and Square Fest in April. Most events feature live bands and children’s entertainment. Swaney Swift’s opened as a drug store on North Water Avenue in the 1950s and now serves burgers with names like “The Fleetwood Mac & Cheese” alongside old-school rootbeer floats. Closer to home, Ehlert recommends Keller’s Bar & Grill. There’s live music, a dance floor and pool tournaments along with a menu of southern comforts. Stop by Castalian Springs Market for a refill on gas and a cup of coffee, and DG Market is a go-to for groceries and household necessities just down the street.

Less than an hour from Nashville along state roads

To get to Nashville from Castalian Springs, it takes just under an hour — and most travel by way of Tennessee State Route 386, Route 25 or Interstate 40. Corporate flights fly in and out of Music City Executive Airport, but most residents opt for Nashville International 40 miles away. Residents can access medical care at Highpoint Health, a 167-bed hospital on the way to Gallatin, and Spring means tornado season in Middle Tennessee. Many homes come equipped with storm shelters. Although there’s the occasional threat of high winds across wide-open farmland, Castalian Springs is a notably safe neighborhood, earning a CAP score of one 1 out of 10.
