A resort town all around

Between Rancho Mirage, Palm Springs and two desert mountain ranges, Cathedral City is home to about 51,500 people, making it the second-largest city in Riverside County’s Coachella Valley. Much of the northern section of this resort city is part of the reservation of the Agua Caliente Band of Cahuilla Indians. Nicknamed “Cat City,” the area is named after the nearby Cathedral Canyon, which has several rock formations that resemble cathedrals.

HOAs make a way

Throughout Cathedral City, most single-family homes and condos are mid-sized and either modern or Spanish Contemporary, dating back to the early 1980s, generally priced in the $400,000s to the $700,000s. “There are a lot of positive things about Cathedral City,” says Jason Allen, Realtor and residential specialist based in Palm Springs and serving the Coachella Valley. “There are gated and non-gated communities, and home prices are generally less expensive compared to Palm Springs. Cathedral City is a great suburb of Palm Springs.” Homes and condos tend to be in gated developments overseen by homeowners’ associations, with condos priced in the $300,000s. Communities like Caliente Sands are open to all ages, and 55-plus age group options include Date Palm Country Club, Palm Springs View Estates, The Canyon and Tramview Mobile Park. Custom new builds are now making an appearance, priced in the $500,000 and $600,000 range.

Town Square: Home of the Fountain of Life

Covering 7.5 acres, Panorama Park offers residents sports courts for basketball, tennis and sand volleyball, as well as a softball field. Two tot lots cater to children 2 to 5 years old and 5 to 12 years old, and the spray pool keeps them cool during warmer months. Town Square Park's interactive, mosaic-tiled Fountain of Life installation draws visitors from all over the city, and Dennis Keats Soccer Park is the place to play for those who enjoy the sport. “Cathedral City has two golf courses within the city limits. There are more that surround it and some are club-based, but a lot are a part of the community itself,” says Allen. “I’d say anyone moving to Cathedral City wouldn’t necessarily be buying into that club mentality. I’ve sold in Cathedral Valley Country Club, and the course is available to any of the homeowners. You don’t need a membership, and it’s just more approachable for residents.”

First Friday Art Walks on Perez Road

Agua Caliente Cathedral City Casino hosts musical and comedy acts all year, and the Perez Road Art District galleries hold a First Fridays Art Walk each month. Downtown’s Festival Lawn hosts huge annual events like the Tejano Music Festival in October and the Hot Air Balloon Festival & Food Truck Fiesta in November. Brunch 101 at Brunch 101

Residents can grab groceries at Stater Bros. Markets, Trader Joe’s or Cardenas Markets, and Target fills big box needs. Restaurants and vintage shops line State Route 111 between Cathedral City and Rancho Mirage. The Palm Springs International Airport is located just outside the city along State Route 111, which is convenient for frequent fliers. “Cathedral City also has a very well-run government,” says Allen. “The mayors and city managers of the nine cities in the Coachella Valley regularly meet with the area’s Realtor Associations to provide updates on general economic development.”
