Whitewater is a small suburb close to Palm Springs

Mount San Jacinto rises to 10,834 feet, visible in the soft distance over Whitewater. “The mountain views are amazing. In the winter, we are surrounded by snow-capped peaks, but out here on the desert floor, we don’t get any snow,” says Fatima Nordquist, a Realtor and long-time local of the Coachella Valley. “Some people move here because of its proximity to Palm Springs and because it has much infrastructure without the high prices of L.A., Orange County or Riverside.” Though just 5 miles from Palm Springs, the area is also home to many families, with schools offering International Baccalaureate and STEM programs.

Walkable to renovated parks and proximity to golf courses

The city recently joined the Desert Recreation District, bringing more programs to city green spaces. One such is Ocotillo Park, which was renovated in 2023. The park includes a baseball diamond, skate park and plenty of shade ideal for the summer heat. “It’s too hot for walking or biking in the summer,” Nordquist says. “It can hit 100 degrees at night and 110 degrees during the day. You get used to it.” Golf is popular, with the public Outdoor Resort Palm Springs Golf Course just 3 miles away. The Cathedral City Library hosts storytime, painting and meditation community events.

Condos and Mediterranean houses with mountain views

Skinny palms hover over the neighborhood's well-paved and wide streetscapes with sidewalks. Candlewood Villa is a condo community of the 1970s through 1990s builds. These villas are centered around two community pools managed by an HOA, with prices ranging from $259,000 to $435,000. “A couple of years ago, they stopped issuing new short-term rental permits,” Nordquist says. “Now, most people live here part-time or seasonally.” Mediterranean-style homes range from $395,000 to $540,000, with newer homes starting at $600,000 and exceeding $850,000.

Whitewater is located between Ramon Road and Date Palm Drive, the city's primary retail drags. Local businesses include Carnitas Valdéz, a weekend spot for slow-smoked carnitas, and Meng’s Filipino Cuisine. Cathedral City is part of the Palm Springs Unified School District, with a B rating on Niche and ranked 9th in Riverside County. Agua Caliente Elementary and Nellie N. Coffman Middle School both have C-plus grades. Sixth through eighth graders can join afterschool programs like STEAM club, where they build robots, or HOSA—Health Careers. Big League Dreams Cathedral City located on Date Palm Drive is a large sports complex that hosts the Mary Nutter Collegiate Classic every February. This long-running tournament is one of the country's largest preseason college softball events, attracting top NCAA teams. Cathedral City Lawn is 2 miles south and hosts the community’s most popular events, including the International Balloon Festival in November and Taste of Jalisco, a three-day celebration of Mexican cuisine.

Convenient commutes to major cities and interstate access

The community is about 60 miles from Riverside and San Bernardino via Interstate 10, locally known as the 10. Palm Springs International Airport has flights to around 30 destinations and does not pass through the community. Eisenhower Health is approximately 6 miles away for medical care. SunLine Transit Agency operates bus stops down Ramon Road and Date Palm Drive.
