“[Cave Springs] is a beautiful neighborhood, with large homes on large lots,” says Realtor Brandi Mallard, with Collier & Associates. As a resident herself, Mallard notes that it was the home sizes, the location and the school district that drew her family here. “It’s the total package: one of the most desirable neighborhoods in the area. And the market here definitely reflects that.” Homebuyers searching for a little house in the Ozarks – not unlike the modest homestead of Laura Ingalls Wilder's book series – may want to go house-hunting elsewhere. But those looking for something roomier, give Cave Springs a look.

Traditional-style homes sell fast despite million-dollar prices
The quiet, sunny residential streets in Cave Springs are lined with sizeable Traditional-style homes built in the mid-2010s. “Depending on the size, they’re around $850,000 to $1.3 million,” notes Mallard, observing that the price doesn’t seem to deter buyers: “There’s usually multiple offers on every home right away. It’s a very desirable neighborhood, so when a house goes on the market, it goes under contract quickly, almost regardless of the list price.” A five-bedroom, five-bathroom Traditional-style home built in 2015, featuring hardwood floors, custom built-in shelving and floor-to-ceiling windows in the living room and a full outdoor kitchen, sold recently for close to $975,000, well over the median for Cave Springs.

Families move here for top-rated Bentonville public schools
Students attend schools in the highly rated Bentonville Public Schools system. Many go to Evening Star Elementary, Bright Field Middle, Fulbright Junior High and Bentonville High School. “Evening Star is really sought-after,” says Mallard, noting: “A lot of buyers call me looking specifically for a neighborhood zoned for that school.” Bright Field Middle, Fulbright Junior High and Bentonville High are also highly sought-after, as all three schools boast A-plus grades from Niche and GreatSchools Summary Ratings of 8/10 or higher. “Bentonville schools are the top in the state, and they’re a big reason families move here,” says Mallard.

“Cave Springs itself is a small, quaint little town, which is actually the big draw,” says Mallard. “People move here for the mountains and for the jobs,” she adds, explaining: “This area is the perfect distance from the wilderness of the state parks and the three Fortune 500 companies that are here,” referring to the nearby Hobbs State Park and Walmart, Tysons and J.B. Hunt headquarters. With the Pinnacle Hills Promenade just over 5 miles north, off Interstate 49, residents enjoy easy access to a variety of shopping and dining options, too. The shopping cluster features everything from Walmart Neighborhood Market and Target to Pottery Barn and Hobby Lobby. For date night, visit The Blackberry Brasserie off Pinnacle Hills Parkway for locally sourced, elevated Southern-style cuisine. A frequent patron of the eatery, Mallard says: “The plates are pretty enough to be Instagrammable, but the food is really, really good.”
