The small community of Cedar Hills combines suburban tranquility with a major highway, abundant retail options and access to job hubs in Portland and Beaverton. “It’s got that convenience of living - proximity to bars, restaurants and jobs - without being in the city; it gives you a dense, suburban feel," says Realtor Nick Shivers with Keller Williams PDX Central. "It’s not the country, but it has that kind of feel.” Nearly 8,400 people call Cedar Hills home, many of them work for major companies in the city. “It’s super close to the city and high-tech jobs like Nike and Intel," Shivers says. "It’s a more established neighborhood, and Washington County taxes are a big deal, compared to Multnomah County taxes." Cedar Hills’ quiet streets reveal the reason why the community received its name; cedars, oaks, cottonwoods and tall pine trees imbue Cedar Hills with a verdant character. A highly rated school district, proximity to a large shopping center and diverse employment options in nearby Portland have helped Cedar Hills to retain the appeal that has brought suburban Portlanders out to this part of Washington County since the 1950s.

One of Portland's original suburbs is still in demand
After World War II, the booming industrial city of Portland began to expand outwards and the planned community like Cedar Hills was founded in 1946. The Cedar Hills Shopping Center was added in 1954. Much of its present housing stock dates from the 1950s to 1970s, although the priciest of its homes include plenty of 2020s-built Colonial Revival and Postmodern residences. The median home price is $599,000 however several properties have sold for between $1 million and $2.5 million. The average streetscape is one without sidewalks, instead flanked by deep-green front lawns, dozens of trees, spacious driveways and ranch-style homes of midcentury construction. Expansive lot sizes allow for the cultivation of thriving gardens or shrubs, which offer both privacy and aesthetic improvement.

A long history of retail
One of Cedar Hills’ best-known features is the Cedar Hills Crossing shopping center, formerly known as the Beaverton Mall. A movie studio and an airport once stood on this site before the mall opened in 1969, and this retail hub includes big-box retailers from WinCo Foods to T.J. Maxx and Office Depot. The Walker Center, Beaverton Town Square, Cedar Hills Shopping Center and the Peterkort Towne Square are all close by, housing both chain restaurants and local eateries serving up diverse cuisines like sushi, Mexican fare and even French-Vietnamese fusion cuisine. . The Cedar Hills Shopping Center is also home to a towering neon sign spelling out Cedar Hills and has become a local landmark itself.

Lakeside strolls and indoor recreation in Cedar Hills
As Cedar Hills’ name hints, this community has a strong emphasis on nature and outdoor recreation. Commonwealth Lake Park is busy with families taking their kids to the playground, as well as people fishing and joggers can trotting along tree-shaded paths that lead into the neighboring Foothills Park. Cedar Hills Park hosts pickleball games as well as baseball. The Cedar Hills Recreation Center offers gymnastic camps and ballet classes for locals of all ages, while its fitness center is also open to the public.

Strong academics at Beaverton schools
The Beaverton School District receives an A-minus rating from Niche, which also ranks it among the top five school districts in the state. Cedar Hills students attend the B-rated Beaverton High School, which offers AP courses in addition to pathways in health sciences and STEM.

Keeping safe in Cedar Hills
Crime stats for Cedar Hills are not readily available. Cedar Hills also contends with flooding and the occasional winter storm, during which felled trees have caused power outages.
Bus and highway access to Portland
Highway 26 serves as Cedar Hills’ main transportation thoroughfare, linking it to Portland 7 miles to the east and Hillsboro 10 miles to the west. The TriMet bus system also offers access to nearby urban centers. Healthcare is also close by, as the Providence St. Vincent Medical Center sits across Highway 26 from Cedar Hills’ northern edge.
