Laid out in a neat grid system that takes up the majority of the neighborhood's southeastern side, the area's residential zones are a collection of architectural styles that span over a century, with classic Tudor, Colonial and Victorian designs giving way to Prairie, American Foursquare and ranch-style houses. Modest lawns stretch over gently rolling hills as a series of well-maintained sidewalks connect one section of the community to another. Driveways are standard, as are mature oaks and flowering trees, which provide shade to passing pedestrians. This level of foliage continues to the backyards, where locals are fond of keeping gardens, taking advantage of the nutrient-rich earth that has brought agriculturalists to Iowa for hundreds of years. "This is an odd thing, but when I run into other gardeners, they all agree: the soil down here is wonderful," says Sindelar. "There's been gardens here for generations. You don't need to add anything special into the dirt because it's already there." Homes start in the low $40,000s for older buildings badly in need of restoration and make their way up to the mid-$100,000s for fully renovated models. More spacious or newer construction tends to max out in the mid-$200,000s. This brand-new facility combines the student bodies of Garfield Elementary, which had a C-plus on Niche, with Arthur Elementary, which had a B-minus. From there, students can enroll at C-plus-scoring Franklin Middle School before attending George Washington High School, which scores a B-plus and offers 25 different AP courses and six world language options. As the home of both Coe College and Mount Mercy University, the community can boast several regular events and exhibitions, including a whole battery of athletics seasons, including baseball, basketball, football and more. In the center of the neighborhood, locals can visit a cluster of restaurants and bars with a friendly, "locals come first" atmosphere about them. Sometimes referred to as the Irish District, this section of town features the eccentric bar food menu of the Old Neighborhood Pub, along with the grub and games-themed Moco Game Room and Hot Dog Bar.
